The municipal average is high, but it is misleading: the range between neighbourhoods is huge. Idealista puts the average price at 5,015 €/m² in August 2026. That is 0.8 % less than in July and 2.6 % more than a year earlier. The recent peak was 5,078 €/m² in May 2026.
Other sources give slightly different figures because they measure different things. Indomio reports about 4,950 €/m² in July 2026, with a range of 4,100 to 5,650 €/m² between areas. Fotocasa calculates a higher average, 5,550 €/m², though it warns that its sample is limited.
These are asking prices, not closing prices. The gap between the two is where negotiation is decided.
The Pozuelo market does not move everywhere at once. Using idealista data from August 2026:
The series for each area rest on few transactions and move in jumps. That is why it pays to look at each property, not just the neighbourhood average.
La Finca is the best-known development in Pozuelo. It began in the 80s, when a businessman bought a pine wood next to Somosaguas to build a golf course. It borders the Casa de Campo, Monteprincipe and Somosaguas, and is reached via the M-40 and the M-502.
Apartment listings on Avenida de Luis García Cereceda show this well. One of 338 m² and 5 bedrooms was priced at 3.6 million, about 10,650 €/m². Another of 201 m² and 4 bedrooms, at 2.35 million, about 11,700 €/m². These figures are far above the municipal average.
Somosaguas is another league: detached houses on large plots and signature architecture, next to the Parque Forestal Adolfo Suárez. A useful reference: the Aurovas property at Codorniz 7 is asking 4.4 million for a 4-bedroom apartment. That price level calls for a careful comparison of the condition, size and services of each building.
The typical buyer is a high-income family working in Madrid and looking for schools, security and green spaces. According to INE, average net income per inhabitant was about 30,500 € a year (Atlas de Renta 2023), and the municipality has nearly 90,000 inhabitants.
The range of schools weighs heavily on the decision:
That is why the areas close to these schools, such as Somosaguas, Monteclaro and La Finca, concentrate international families, executives and diplomats. If your children go to a particular school, start your search there rather than with price.
Pozuelo lives off its closeness to Madrid. The Zona Estación is named after the Cercanías station, and it is the option for anyone who wants to get to Madrid without a car. There are also intercity buses to Moncloa that serve Monteclaro (657), Prado de Somosaguas - Ciudad de la Imagen (658) and La Finca (658A).
The rest of daily life is organised around the car. From La Finca you leave via the M-40 and the M-502, and the A-6 is the historic route into Madrid. Before buying, do the journey at your own rush hour. In a gated development, the distance to school can decide whether it is worth living there.
Rents rose sharply. Idealista puts the price at 16.6 €/m² in April 2026, 9.5 % more than a year earlier. By size, Fotocasa estimates about 1,500 € a month for homes under 100 m². For those over 100 m², the figure is around 3,000 €.
With purchase prices this high, yields are modest. A data portal estimates a median rental yield of 3.3 %. Pozuelo is bought more for quality of life and capital preservation than for immediate return. If you are looking to invest, analyse each deal with real figures.
Private development with a golf course and the highest prices in the municipality. Apartment listings on Avenida de Luis García Cereceda show between 10,600 and 11,700 €/m².
Detached houses on large plots and signature architecture, next to the Parque Forestal Adolfo Suárez. Idealista gives an average of 5,039 €/m² in August 2026.
Large apartments, duplexes and penthouses in an established development. It is the most expensive area on Indomio, at about 5,650 €/m² in July 2026.
Family-oriented development with a shopping centre and international schools nearby. Indomio ranks it as the most affordable of the developments, at about 4,100 €/m².
Commercial hub with good-quality apartments and new builds. Idealista gives 5,612 €/m², with a slight annual adjustment.
Cercanías a few minutes away and plenty of neighbourhood life. Idealista gives 5,108 €/m², with an annual rise of close to 20 %.
Historic centre with apartments and semi-detached houses, and the lowest average price in the municipality (4,319 €/m²). Rent is around 18 €/m² according to idealista.
The average sale price was about 5,015 €/m² in August 2026, according to idealista. That means about 750,000 € for a 150 m² apartment, although in La Finca listings exceed 10,000 €/m². The real range runs from about 4,300 €/m² in the Pueblo to more than 11,000 on the best streets of La Finca.
Yes, but more slowly than a few months ago. The annual rise was 2.6 % in August 2026, compared with 12.3 % in May. Some areas have seen adjustments, such as Prado de Somosaguas - La Finca (-6.5 %), and others strong rises, such as Somosaguas (+22 %).
Idealista put it at 16.6 €/m² a month in April 2026, 9.5 % more than a year earlier. Fotocasa estimates about 1,500 € a month for homes under 100 m² and about 3,000 € for those over 100 m².
La Finca is the most exclusive, private and with a golf course. Somosaguas offers houses on large plots next to a forest park. Monteclaro is more family-oriented and has the lowest prices of the three, according to Indomio.
The most frequently cited are the American School of Madrid, the British Council School, Retamar, Kensington School, Everest School and Aquinas American School. Their location shapes the choice of development for many families.
In the Zona Estación, yes, thanks to Cercanías. There are also intercity buses to Moncloa that serve Monteclaro, Prado de Somosaguas and La Finca. In the developments a car is usually necessary.
Rental yield is modest. A data portal estimates it at around 3.3 % median. The appeal lies more in stable demand and value preservation than in immediate return.
