How much does a house in La Moraleja cost in 2026?

The price depends on the sub-area. In April 2026, idealista put the historic urbanización at around 7,700 €/m², El Soto de la Moraleja at about 6,800 €/m² and Encinar de los Reyes at about 6,400 €/m².

In June 2026, the average for the area was about 7,570 €/m², up 12.8% year on year. Other sources give slightly different figures. Diza and idealista cite an average of 7,158 €/m², and Fotocasa shows an approximate figure of 6,590 €/m². That is why it pays to look at specific homes and not just the average.

Size explains the final price. A 700 m² villa and a 350 m² house can have the same asking price (4.1 million) with very different prices per square metre.

A market with little supply and fewer transactions

Scarce supply is the defining feature of this market. The Diza report indicates that sales have fallen by 46.3% since December 2025, while prices remain at record levels. Buyers face few homes and sellers who don't need to cut their price.

Deals are done discreetly. Many homes are sold without a public listing. That is why searching to order makes sense here: you work with specific owners and buyers, not just with what appears on the portals.

If you are buying with a mortgage, look at rates. At the end of August 2026, Euribor was above 2.9%, according to the local press.

Which type of home dominates

Idealista counts around 9,994 homes in La Moraleja. Most exceed 240 m² and were built between 1980 and 1989. The main urbanización is made up of detached villas with a garden and swimming pool, many with staff quarters and a garage. There are well-known streets, such as Camino del Golf and Camino de Hoyarrasa.

Many homes from that period need renovating. A renovated property sells for more. Work out the cost of the works carefully before making an offer.

  • Main urbanización: villas of over 240 m², large plots.
  • El Soto: townhouses and apartments of 150-180 m², with more supply.
  • Encinar de los Reyes: more recent gated communities (2000-2010).

Who buys: national and international profile

La Moraleja is the neighbourhood with the highest average gross income in Spain. Postcode 28109 records around 196,000 € per taxpayer (Agencia Tributaria, 2023 data), more than three times the Alcobendas average. The buyer is an executive, a business owner, a self-employed professional or an international family.

Diza highlights the growing weight of foreign capital, and Madrid as a safe-haven asset. For many families, the distance to school matters as much as the house.

Buy-to-let investment yields little. A data portal estimates a median rental yield of 2.5%. People mainly buy here to live and to preserve wealth.

International schools and golf

The area has one of the highest concentrations of international schools in northern Madrid. They include International College Spain (IB in English, Vereda Norte), King's College School La Moraleja, Colegio San Patricio, the Liceo Europeo and the Colegio Los Sauces. Industry professionals cite proximity to these schools among the main reasons for buying.

For golf, the Real Club La Moraleja has courses 1 and 2 inside the urbanización, designed by Jack Nicklaus. Courses 3 and 4 are in Algete. It is a private club, founded in 1973, with about 6,000 members. Whether the house overlooks a course or is close to one affects the price.

Services, transport and rental

Access is via the A-1, at km 8.5, and the M-12, near Terminal T4 of Barajas. Some listings place the area about 12 km from the centre and 5 km from the airport. There is a metro station in the area.

For shopping, there are the El Bulevar and Moraleja Green centres. The urbanización has private security and 24-hour surveillance.

Renting is expensive and depends heavily on size. Idealista shows villas at about 7,000 €/month in Encinar de los Reyes and listings above 20,000 €/month on the largest plots in the urbanización. Apartments and townhouses in El Soto start at about 3,700 €/month in recent listings.
