The district is almost entirely apartment living. Most of the properties were built before 1960, according to idealista. That means stately buildings with high ceilings near the park and blocks from the seventies further inland, in Niño Jesús.
There are no significant detached houses and hardly any new-build. That limits supply and supports prices.
The sources do not match to the cent, because they measure different things (asking price, valuation or district average).
After the sharp rises of 2025, the market has stabilised. In 2026 the sale price is moving within a narrow band, without big jumps. Using the August figures, an 80 m² apartment averages around 675,000 €. Quality renovations and high floors with views comfortably exceed that average.
The average rent according to idealista was 24.0 €/m² a month in September 2026, 2.5 % more than a year earlier and an all-time high for the series. Fotocasa gives a slightly lower figure, 22.7 €/m². For a 70 m² apartment, that comes to between 1,600 and 1,700 € a month.
Listings for two-bedroom, 70 m² apartments next to the park reach 3,500 € if furnished and renovated. Rental demand comes from families in transition, professionals and mid-term stays. With purchase prices this high, the gross yield is modest. Here you invest mainly for the value of the asset and its liquidity.
The difference between neighbourhoods is huge. A pisos.com reference for the first quarter of 2026 put Jerónimos above 9,400 €/m² and Adelfas at around 4,400 €/m². That gap of more than 5,000 €/m² is the key to understanding Retiro.
Before viewing anything, it is worth settling on the neighbourhood. Two apartments "in Retiro" can differ by 300,000 € for the same square metres.
Retiro has around 118,000 to 120,000 inhabitants in 5.5 km² and six neighbourhoods. Atocha station, with Cercanías and high-speed trains, is on the edge of the district, in the Pacífico neighbourhood.
Everything is done on foot, with the Parque del Retiro as a playground and the Paseo del Prado as the western boundary.
Our portfolio in the district is 12 apartments for sale, between 569,000 € and 3,409,000 €. There are examples on streets such as Narváez (numbers 72 and 84), Ibiza (52), Lope de Rueda (29) and Alcalá (161). We currently have no rentals listed in Retiro.
We help you compare neighbourhoods, check the asking price against recent closing prices and decide whether renovating is worthwhile. If you are selling, we value your apartment using comparables from your own street. We cover Madrid with our team in the city.
Next to the Parque del Retiro and the Paseo del Prado. It is the most exclusive and expensive neighbourhood in the district, with stately buildings and renovated apartments.
Streets such as Ibiza, Narváez, Menéndez Pelayo and O'Donnell, with views of the park on high floors. Prime family apartments and penthouses.
The residential centre of the district, with around 15,000 residents and very family-oriented. Buildings from the seventies predominate, with prices somewhat lower than in Jerónimos.
A neighbourhood with an irregular, sloping layout in the east of the district, with Metro on lines 6 and 9 and more moderate prices.
The most populated and youngest neighbourhood, with an ensanche layout and Atocha at its front. It is the most affordable way into Retiro.
The far south, next to Conde de Casal and the M-30. It has the most recent architecture in the district and the lowest prices.
According to idealista, a square metre cost 8,444 €/m² in August 2026. Fotocasa puts it at 8,704 €/m² in October. An 80 m² apartment therefore averages around 675,000 €, with wide variation depending on the neighbourhood.
They have stabilised. idealista records a year-on-year fall of 0.5 % in August 2026, after reaching a high of 8,579 €/m² in September 2025.
The average rent was 24 €/m² in September 2026 according to idealista, 2.5 % more than a year earlier. Fotocasa gives 22.66 €/m². A 70 m² apartment costs about 1,600 to 1,700 € a month.
Jerónimos and Ibiza, next to the park, are the most expensive. Pacífico and Adelfas, in the south, are the most affordable. A pisos.com reference for the first quarter of 2026 gave more than 9,400 €/m² in Jerónimos and about 4,400 in Adelfas.
Very few. The district is almost entirely apartments and most buildings date from before 1960. Adelfas is the neighbourhood with the most recent architecture.
Yes. It has Metro lines 1, 6 and 9 and Atocha station, with Cercanías and high-speed trains, in the Pacífico neighbourhood. You can cross to central Madrid on foot through the Parque del Retiro.
