Cádiz is a city of around 117,000 inhabitants on a narrow peninsula, with little free land and a great deal of historic building stock. Most buyers look for an apartment in the old town (Pópulo, Santa María, Mentidero, La Viña, Plaza de España), a beach apartment in Playa Victoria and La Laguna, or more modern housing outside the old walls (Bahía Blanca, La Paz, Loreto). In September 2026 the average sale price was around 3,380 €/m² according to idealista. With an average listing of 80 m² and three bedrooms, that means figures of 250,000 to 400,000 € in the old town. Sea views and landmark buildings comfortably exceed 5,000 €/m².

The sources don't agree, because they measure different things. It's best to read them like this:
That gap between what is asked and what is valued is the key figure if you are buying with a mortgage. And if you are selling, it tells you that not every expensive listing ends up closing. With few transactions and prices at their peak, the room for negotiation depends a lot on the street, the floor and the lift.
This is the heart of the market. There are apartments in 19th-century buildings, courtyard houses with roof terraces and entire buildings, especially in El Pópulo and Santa María. Sale listings range from houses to renovate to a restored 18th-century palace house in the Plaza de España with new-build development.
What matters here: floor, lift (many buildings don't have one), the condition of the structure and the electrics, and whether the apartment is exterior-facing. A third floor without a lift and a second floor with one are not worth the same, even on the same street.
This is the area with the highest average price: around 4,100 €/m² in the Paseo Marítimo - San José - La Laguna district (Fotocasa). The offer here is spacious apartment blocks, with a sea-facing living room and garage. Front-line listings in Playa Victoria come close to a million euros: October 2026 shows an apartment at 995,000 €, about 5,470 €/m².
There are also apartments of 90-130 m² at more moderate prices on inner streets such as San José. To sell or buy in this area, it is important to check the condition of the façades and community levies, because of exposure to salt air.
Past Puertas de Tierra, the city changes: blocks from the 60s to the 80s, wider streets and more garages. It is where you can buy the most property for the same money, and where the purchase usually gets resolved for anyone needing a lift and a parking space.
It is a good option if you work in the city or the bay and don't need to be in the historic centre.
The average rent is around 12 €/m² in October 2026 according to Fotocasa, almost flat compared with a year ago (-0.7 %). Idealista, which measures listings, puts it at 13 €/m² in July 2026, with an annual rise of 6.6 % and a peak of 13.3 €/m² in May. A two-bedroom apartment of 80 m² in the centre is around 900-1,000 € a month in listings.
It is a market with a strong presence of seasonal and student rentals (September to June), because the faculties are close to the old town. If you are thinking of investing, look carefully at which regime suits you and what current regulations say, as they change frequently. At Aurovas we explain it case by case.
The city has little stock and high prices, and that pushes many buyers to look at the Bay. Local forecasts point to San Fernando and Puerto Real for families looking for larger homes with communal areas, and to Chiclana for a second home. El Puerto de Santa María, where our office is, is the other alternative.
If you are torn between living in Cádiz or elsewhere in the Bay, we can compare real options for you within your budget. The province as a whole stood at around 2,540 €/m² in September 2026, with an annual rise of 9.9 % (idealista): well below the city.
The oldest neighbourhood, next to the Cathedral and Santa María del Mar beach. Courtyard houses, buildings to renovate and apartments with roof terraces. Sales at around 3,250 €/m² and the highest rent in the city (14 €/m²).
Apartments in 19th-century buildings and quality renovations, with a new-build development in an 18th-century palace. Sales at around 3,040 €/m², with an annual rise of 13 %.
A well-established area, close to the Gran Teatro Falla, the faculties and La Caleta. Apartments of 40 to 100 m², many without a lift. Rent of around 13 €/m².
A seafaring neighbourhood between La Caleta beach and the Carnival. Sales at around 2,930 €/m², with an annual fall of 4.5 % on Fotocasa.
The most expensive district, at around 4,100 €/m². Spacious seafront blocks with garage; front-line ones come close to a million euros.
Outside the walls, with Santa María del Mar beach nearby and more choice with lift and garage. Rent of around 12 €/m².
Blocks several decades old with three-bedroom apartments at more affordable prices than the old town. Rent of around 11 €/m², the lowest of the districts.
According to idealista, the average sale price in September 2026 was around 3,380 €/m². Other sources give lower figures because they measure transactions or valuations: around 3,100 €/m² in the second quarter of 2026 and 2,810 €/m² according to Tinsa. An 80 m² apartment costs from 250,000 to 400,000 € depending on the area.
Yes. Idealista shows +11.7 % annual in September 2026 and the local press +7 % in the second quarter, while Tinsa records +4.65 %. At the same time, sales fell by 17.5 % year on year in that quarter, which points to little supply and more selective buyers.
It depends on what you are looking for. For charm and rental, El Pópulo, Santa María and Mentidero. For beach and spacious apartments, Playa Victoria and La Laguna, the most expensive district, at around 4,100 €/m². For a lift, garage and a tighter price, Bahía Blanca, La Paz and Loreto.
Fotocasa puts the average rent at 12 €/m² in October 2026 and idealista at 13 €/m² in July. A two-bedroom apartment of around 80 m² in the centre is about 900-1,000 € a month in listings.
It is an area with high demand and little supply, and prices are at their peak. It is worth checking carefully the condition of the building, the lack of a lift and the applicable rental regulations. We study each case with real figures before recommending anything.

The city is more expensive than the province, which stood at around 2,540 €/m² in September 2026 according to idealista. San Fernando, Puerto Real, Chiclana and El Puerto offer larger homes at a lower price per metre. We can compare specific options for you.
