At Aurovas we cover Las Rozas with our Madrid team. We currently have no properties listed here. We search for them and source them to order: you tell us your budget, development and preferred school, and we scour the market, including properties that never reach the portals. If you are selling, we prepare a valuation based on real sales and offers in your own development, not on municipality-wide averages.
We have no homes listed in Las Rozas right now: much of the property here sells without being advertised. Tell us what you are looking for (area, budget, bedrooms) and we will search for it on your behalf, including off-market.

Las Rozas is an expensive, rising market. According to idealista data for June 2026, the average sale price is around 4,730 €/m², 10.6 % up on a year earlier. Apartments are around 4,500 €/m² and houses higher, close to 5,800 €/m² according to the same source.
Other sources give different figures because they measure different things:
A house on a 500 m² plot can cost less per metre than a central 90 m² apartment. Always compare the total price and built metres, not just €/m².
The municipality is best understood by its developments. Each has its own era, plot size and buyer profile.
If you don't want a garden, the town centre offers apartments next to the Cercanías station. In Rozas Centro, idealista shows about 4,450 €/m² in June 2026, with an annual rise of 16 %. Fotocasa gives about 4,600 €/m² for the Casco Antiguo and about 4,950 €/m² for the Estación area.
Las Matas and the Peñascales area are the more affordable alternative if you want to live in Las Rozas without moving to a villa development. For small apartments the price per metre rises: in Rozas Centro, one- and two-bedroom apartments exceed those with three or more.
Here the school decides where you buy. According to the Town Council, there are about 18,000 pupils in nursery, primary, secondary and sixth-form education. The state-subsidised and private options include:
The municipal mobility plan counts four health centres: Monte Rozas, La Marazuela, Las Matas and El Abajón. Checking the walking distance to school before you make an offer avoids surprises.
The average rent is around 15.5 €/m² per month (idealista, June 2026, +5.8 % a year). Engel & Völkers gives 15.65 €/m² for apartments and 12.34 €/m² for houses. Fotocasa estimates an average rent of about 1,900 € a month and about 2,060 € for homes over 100 m².
With rent at 15.5 €/m² and a sale price of 4,730 €/m², the gross yield comes to around 4 % a year. This is a rough calculation, before costs and taxes. Investors tend to choose a central apartment for steady rental demand. Those seeking capital growth tend to look at villas with renovation potential.

Old town, around calle Real and the Cercanías station. Mostly apartments, with an average price below that of the developments.
Residential area west of the town centre, with its own health centre. It is the most affordable option if you want to live in Las Rozas.
The average sale price is around 4,700 €/m² (idealista, June 2026). In the villa developments, listings range from about 1 million to over 3 million depending on plot and condition. The per-metre figure can mislead: a large house on a big plot works out cheaper per m² than a central apartment.
Yes. Idealista shows +10.6 % a year in June 2026 and, in Rozas Centro, +16.3 %. Engel & Völkers reports +9 % for apartments and +7 % for houses in August 2026. Figures vary by source, but all point upwards.
The average rent is about 15.5 €/m² per month (idealista, June 2026), 5.8 % more than a year ago. Fotocasa estimates about 1,900 € a month on average and about 2,060 € if the home exceeds 100 m².
It depends on the school and your budget. Molino de la Hoz (Logos and Berriz) and Punta Galea (its own school) are the developments with the most schooling on site. Monte Rozas has family semi-detached houses. La Marazuela and El Cantizal offer more recent construction.
The gross yield is around 4 % a year using idealista averages (15.5 €/m² rent against 4,730 €/m² sale price). It is an estimate before costs and taxes. Central apartments have steadier demand. Villas tend to be more of a capital-growth play.

Each source measures something different. Idealista and Fotocasa use asking prices, while Engel & Völkers uses its own surveys, separating houses and apartments. MITMA publishes appraisal values (about 4,435 €/m² in Q1 2026). The useful approach is to compare similar properties in the same development.
