It depends on the source. The idealista report of September 2026 puts the district's average asking price at 10,865 €/m², against around 6,460 €/m² on average in the city of Madrid. Other estimates based on idealista give slightly over 10,000 €/m² in early 2026.
Official valuations give lower figures: Tinsa calculated 7,883 €/m² in the second quarter of 2026, with an annual rise of 17 %. This is a valuation figure, not an asking price, and the two are not directly comparable.
Our portfolio rises to 16,800 €/m² because the properties are refurbished or new builds on the best streets. If you are looking for an entry point, our portfolio starts at 589,000 €.
The district is divided into Recoletos, Castellana, Goya, Lista, Guindalera and Fuente del Berro. The gap between the most expensive and the cheapest exceeds 60 %.
Figures by neighbourhood change depending on the source and the month. Before making an offer, compare with actual sales on the same street, not with the district average.
The housing stock is old: most of it was built before 1960. The star product is the stately apartment in a grand period building, with a doorman's lobby, lift and high ceilings. The district has around 83,600 homes and about 146,000 registered inhabitants.
There is little new build, which is why what does come up sells at a very high price. The most common formula is to buy a large older home and refurbish it completely, like the ones of over 300 m² we have on María de Molina or Castelló.
The average rent reached 28.5 €/m² per month in September 2026, an all-time high, with an annual rise of 5 % according to idealista. A 70 m² apartment therefore averages around 2,000 € per month.
Rental demand is driven by professionals and families who want to live near Serrano, Goya or El Retiro. With purchase prices so high, the gross yield is around 3-3.5 %, an estimate from a private portal. Those who buy in Salamanca tend to prioritise capital preservation and liquidity, not returns.
We currently have no rental properties listed in the area: our portfolio is for sale only.
Salamanca is Madrid's shopping hub. Calle Serrano and the Milla de Oro concentrate luxury fashion. Jorge Juan, Ayala and Lagasca add restaurants and shops. Calle Goya is the most popular shopping corridor.
The district is bordered by the Paseo de la Castellana to the west and is close to El Retiro park to the south. It is served by several metro lines and has the centre and the Castellana business area close at hand. At Padilla and Conde de Peñalver there is a school, the Calasancio, which explains its demand among families.
We manage the area with our Madrid team. We list 80 properties for sale, from 589,000 € to 5,709,000 €, with examples at Padilla 80, Padilla 53, General Oráa 64, Castelló and María de Molina.

The ultra-prime core, between Serrano, Velázquez, Ayala and Príncipe de Vergara. Stately period buildings and the highest prices in the district.
Prime area next to the Paseo de la Castellana, with Serrano, Claudio Coello and Núñez de Balboa. Strong international demand and high ticket prices.
Shopping hub of calle Goya and Hermosilla. Very good liquidity and refurbishment options.
Streets such as Padilla, Conde de Peñalver, General Pardiñas and María de Molina. Family apartments somewhat more affordable than Recoletos.
More residential, towards López de Hoyos and Avenida de los Toreros. Lower entry prices.
The cheapest neighbourhood in the district, with quiet streets and scope for those who refurbish.
The district's average asking price was 10,865 €/m² in September 2026 according to idealista. A 90 m² apartment therefore comes to around a million euros. Tinsa valuations are lower, at 7,883 €/m² in the second quarter of 2026.
Yes, if you want to preserve capital and liquidity. The gross rental yield is modest, around 3-3.5 % according to private estimates. Rents rose by 5 % in a year to 28.5 €/m².
Recoletos and Castellana lead on prices, above 10,000 €/m² in most estimates. Fuente del Berro and Guindalera are the cheapest. Exact figures vary depending on the source.
The average was 28.5 €/m² per month in September 2026, an all-time high according to idealista. A 70 m² apartment costs around 2,000 € per month. Aurovas has no rentals in the area at the moment.
Right now we list 80 homes for sale, from €589,000 to €5,709,000 in Barrio de Salamanca. For example: Apartment in Castellana (€5,709,000); Apartment in Castellana (€4,900,000); Apartment in Barrio de Salamanca (€4,700,000). You can see them all on this page, with photos and prices.
Because our portfolio includes full refurbishments, new builds and large homes on the best streets. Our average asking price is 16,841 €/m², against the district's average asking price of 10,865 €/m².
Very little. Most homes were built before 1960. That is why full refurbishments of classic period buildings are the usual route to getting a new-standard property.
Call +34 654 841 986 and our Madrid team will value your home with comparables from your own street. Then we define the price and the sales strategy.
