How much does a property in Madrid cost in October 2026

According to idealista, the sale price per square metre in the capital closes September at 6,458 €. Madrid is the second most expensive capital in Spain, behind only San Sebastián.

The market has cooled somewhat since spring: the all-time high was 6,619 €/m² in April 2026 and the average has been falling since. Even so, the annual change remains positive.

  • Most expensive districts: Salamanca (10,865 €/m²), Chamberí (9,159), Retiro (8,515), Chamartín (8,127) and Centro (7,771).
  • Cheapest districts: Villaverde (3,365), Puente de Vallecas (3,535), Usera (3,628), Carabanchel (3,829) and Villa de Vallecas (3,852).

In the Community of Madrid as a whole, the price per square metre is 5,065 €, 6.9 % more than a year ago.

Where prices are rising and where they are stalling

The 2026 picture has two speeds. The prime axis is almost flat: Salamanca is down 1.2 % year on year and Retiro 0.7 %. Chamberí (+2.6 %), Chamartín (+4.6 %) and Centro (+3.7 %) are rising moderately.

The strong growth is in the south and east, where the starting point is much lower: Villaverde +23.7 %, Puente de Vallecas +17.9 %, Usera +15.9 % and Moratalaz +11.3 %. Latina, Puente de Vallecas, San Blas, Usera and Villaverde hit all-time highs in September.

If you are buying in the centre or in Salamanca, this means more room for negotiation than a year ago. If you are investing in outlying districts, it means entering when the rise is already well advanced.

Renting in Madrid: high rents and figures that don't match

According to idealista, the average rent in the capital is 23.4 €/m² a month in September 2026, 4.8 % more than a year earlier and an all-time high. Salamanca reaches 28.5 €/m², Centro 26.1 and Chamberí 26.0.

Fotocasa measures the Community of Madrid and gives a different reading: 21.45 €/m², with a 2.3 % fall in the third quarter and +0.3 % annually. The portals use different samples, so it is best to always compare within the same source.

If you are buying to let, the useful figure is the pairing of purchase price and neighbourhood rent. In Salamanca, a purchase price of 10,865 €/m² against a monthly rent of 28.5 €/m² gives a tight gross yield. In Carabanchel (3,829 €/m² and 19.3 €/m²) the ratio is more favourable.

What is in our Madrid portfolio

There are 111 apartments for sale. There are no houses or commercial premises listed in the area, and no rentals either. The range runs from 549,000 € to 6,559,000 €.

Real examples of what we list:

  • Exterior apartment with a terrace on calle de Pedro Teixeira, next to the Castellana and AZCA.
  • 3-bedroom apartment at Tetuán 20.
  • Penthouse in el Retiro.
  • 3-bedroom apartment at Padilla 80, on the second floor, in the Salamanca neighbourhood.
  • 340 m² turnkey new-build home on Castelló.

The average asking price, around 13,700 €/m², reflects that much of the catalogue is on the Salamanca, Retiro and Chamberí axis, where property with a terrace, penthouses or new builds comfortably exceed the district average.

Selling in Madrid: how to set the price

Asking prices and closing prices are not the same. With the prime districts slightly down on an annual basis, an asking price above the market prolongs the sale and ends in a reduction.

What we do before listing:

  • We compare with the €/m² of your district, not the city's. Between Chamberí (9,159) and Tetuán or Moncloa (6,317) there is a world of difference.
  • We value separately what pushes the price up: exterior, terrace, high floor, lift, new build or quality refurbishment.
  • We tell you whether it is better to sell now or wait, using local data.

We work with the Madrid team, which covers the capital and its surroundings.

Transport and services that influence the price

Adolfo Suárez Madrid-Barajas airport lies within the municipality itself, in the Barajas district, where the price per square metre is around 4,971 €. The Atocha and Chamartín stations concentrate high-speed rail, and the Retiro, Arganzuela, Chamartín and Tetuán districts benefit most.

Tetuán, for example, is at 6,368 €/m² according to Fotocasa and combines the Castellana with prices far below Chamberí. El Retiro, with its park, keeps one of the highest prices in the city, 8,515 €/m². Arganzuela, with Madrid Río, is at 6,384 €/m² and rising 6.4 % a year.
