Chamberí is the second most expensive district in Madrid city. Buying an apartment costs on average around 9,160 €/m² (idealista, September 2026), 2.6 % more than a year ago. Here you almost always buy an apartment in a building from the 19th-century and early 20th-century Ensanche. There is little new build. A 100 m² home therefore costs around 900,000 €, and the average rent is around 26 €/m² a month.

At Aurovas we currently have 4 apartments for sale in Chamberí, from 549,000 € to 1,799,000 €: three, two, four and two bedrooms, on Princesa 80, Meléndez Valdés 13, Jordán 5 and Españoleto 9. We have no rentals listed in the area. We cover Chamberí with our Madrid team: we value your apartment, show you the real market by neighbourhood and negotiate with you, no smoke and mirrors.

How much does a house cost in Chamberí in October 2026

The benchmark figure is idealista's: 9,159 €/m² in September 2026, 2.6 % more than a year earlier, but 2.1 % below the March peak (9,359 €/m²). The market has gone from steep rises to a high plateau.

Other portals give slightly different figures because they measure asking price with a different sample: Indomio shows 9,332 €/m² in September and Fotocasa 9,425 €/m² in May, with an average purchase of around 1.16 million euros.

  • Madrid city stands at 6,458 €/m². Chamberí costs almost 40 % more.
  • Only Salamanca (10,865 €/m²) is above Chamberí among the districts.
  • Asking prices are not closing prices: negotiation depends on condition, floor height and outside space.

Which homes dominate: period apartments, renovations and little new build

Chamberí was born with the Ensanche plan by Carlos María de Castro, approved in 1860. That explains its grid of regular blocks and its buildings with a main entrance, a lift added later, high ceilings and balconies onto the street.

  • Classic apartment to renovate: the most common product. Check the installations, structure and community before the finish.
  • Quality renovated: it turns over most and carries the price premium.
  • Studios and small apartments: among cheaper listings there are studios of 25 to 40 m² from around 215,000 to 250,000 € in Vallehermoso, Arapiles or Gaztambide, according to September listings.
  • Grand apartments of 150 m² or more: mainly in Almagro and on streets such as Zurbano, Génova or Alberto Aguilera.

New build almost does not exist. That scarcity supports the prices of renovated apartments.

The six neighbourhoods of Chamberí: prices and character

The district has six neighbourhoods: Gaztambide, Arapiles, Trafalgar, Almagro, Ríos Rosas and Vallehermoso. The difference between them is large.

  • Almagro is the most expensive: 10,503 €/m² (idealista, April 2026).
  • Vallehermoso is the most affordable: 7,921 €/m² on the same date.
  • Between the two there is more than 2,500 €/m². On a 100 m² apartment that is about 250,000 € of difference.

That is why buying in Chamberí means choosing the neighbourhood before the street. With a budget of 550,000 to 700,000 € you can find good 2-bedroom apartments around Vallehermoso, Gaztambide or Arapiles. Above a million we move into Almagro, Trafalgar and the best buildings.

Renting in Chamberí: rents and tenant profile

The average rent is 26.0 €/m² a month in September 2026 (idealista), 3.5 % more than a year ago and at an all-time high. For an 80 m² apartment that is about 2,000 € a month. Indomio gives 27.1 €/m², 1.7 % less than a year ago, so the trend depends on the source.

  • The market has a bit of everything: four-bedroom student flats in Arapiles, furnished apartments in San Bernardo and high-end temporary lets in Almagro.
  • Almagro reaches about 28 €/m² on average according to a 2026 area guide.
  • The market is very tight. For investors, the gross yield is squeezed by the purchase price and you need to look closely at the rental regulations that apply.

We currently have no rentals listed in Chamberí.

Living in Chamberí: where life happens

It is a small district, of about 4.7 km², with some 140,000 inhabitants (2020 municipal register), very dense, especially in Gaztambide, Arapiles and Trafalgar. You live on foot.

  • Leisure and shopping: plaza de Olavide, and the streets Fuencarral, Bravo Murillo, Alberto Aguilera and San Bernardo.
  • Embassies and mansions: the Zurbano area and around Almagro.
  • Metro: the network is dense. Among others, Islas Filipinas, Canal, Quevedo, Bilbao, Alonso Martínez and Ríos Rosas.
  • University: proximity to Ciudad Universitaria attracts young families and student rentals.

There is no golf or beach, but there is what you want if you want the centre without the tourist noise: a real neighbourhood, local shops and everything within ten minutes.
