El Viso is the most expensive neighbourhood in the Chamartín district. It began as a colony of detached houses with gardens built between 1933 and 1936, designed by Rafael Bergamín, and is now declared a Bien de Interés Cultural as a historic colony. Around it stretch avenues of stately apartment buildings: Castellana, Núñez de Balboa, Velázquez, Príncipe de Vergara and Concha Espina. The average sale price is around 9,600 €/m², and for apartments of more than 150 m² or houses in the colony it easily goes above 11,000 €/m².
At Aurovas we work El Viso with the Madrid team. Our published portfolio in the area is small and select: a 3-bedroom apartment at Núñez de Balboa 125, at 2,829,000 €. If you are looking to buy, we will also show you what never reaches the portals, because a good part of the villa market moves privately. If you are selling, we give you an honest valuation by street and property type.

El Viso lies between the Paseo de la Castellana, María de Molina, Príncipe de Vergara and Concha Espina. Its heart is the colony, built around the northern stretch of calle Serrano, with quiet streets such as Darro, Segre, Cinca, Pinar and Rodríguez Marín.
The colony sits on one of the highest points of the city, hence its name. It was conceived under the 1925 Ley de Casas Baratas for workers and civil servants, but ended up home to intellectuals, diplomats and business owners. That heritage, plus heritage protection, explains why supply is scarce and prices stay high.
According to a 2026 market guide to Chamartín, El Viso leads the district at around 9,618 €/m², compared with an average of about 8,150 €/m² in Chamartín (Idealista). The same guide notes that a good share of sales in the colony are off-market.
Active listings show the real spread:
These are asking prices, not closing prices. You should negotiate with data from real transactions.
Home rental listings on idealista average about 29-30 €/m² per month. They range from studios at around 1,200 € to 5-bedroom apartments with garage close to 6,000 € on streets such as Darro, and houses above that.
Demand comes from executives, diplomats and families waiting to buy. With about 135 homes advertised for rent, supply is broader than in many prime areas. For an investor, gross yield is modest because the purchase price is very high. The case here is capital preservation and scarcity.
El Viso has three distinct markets:
Many 3 and 4-bedroom apartments are sold for renovation. Work out the cost of the renovation before you make an offer.
The neighbourhood is residential and quiet, but right next to the Castellana business axis. The offices of Paseo de la Habana, Pedro de Valdivia, Velázquez and María de Molina are within walking distance.
The Auditorio Nacional de Música and the Museo Nacional de Ciencias Naturales are nearby. Shops and hospitality are concentrated on López de Hoyos, Príncipe de Vergara and Núñez de Balboa. For day-to-day travel, the metro and the Paseo de la Castellana connect in a few minutes with Salamanca, Nuevos Ministerios and Chamartín.
The typical buyer is a high-income family who wants to live in Madrid in peace, close to the business centre. There are also executives, independent professionals and buyers from abroad, drawn by the neighbourhood's identity compared with Salamanca. Many are not looking for a second home, but for their main residence.
It is a market with low turnover. Whoever finds a house in the colony in good condition usually decides quickly.
We cover El Viso from the Madrid team. We currently list a 3-bedroom apartment at Núñez de Balboa 125, at 2,829,000 €. We have no rentals listed in the area.
If you are buying, we filter by street, condition and orientation, and check the planning situation, especially in the protected colony. If you are selling, we prepare a valuation with real comparables from the block, not the neighbourhood average. Call us on +34 654 841 986.

Stately 3 and 4-bedroom apartments with a lift. This is where Aurovas's portfolio apartment is. There are listings from 2 million upwards.

Southern boundary with Salamanca. A mix of apartments and offices, with renovated mid-sized homes.
Shopping and services area. More affordable 2 and 3-bedroom apartments, some from about 470,000 €.

The average sale price is around 9,600 €/m² according to a 2026 market guide. A 2-bedroom apartment starts at about 470,000 to 950,000 €. A large apartment on Castellana or Núñez de Balboa exceeds 2 million, and houses in the colony, 2.3 million.
Yes, if you want peace and quiet within Madrid. It is a residential neighbourhood with a protected historic colony, right next to the Castellana and the offices of Paseo de la Habana and Pedro de Valdivia. In return, prices are among the highest in the city.
Idealista listings average about 29-30 €/m² per month. A 3-bedroom apartment costs around 2,600-4,500 € per month, depending on size and condition.
Yes, but there is little supply and much of it moves privately. They are three-storey houses with gardens, of about 145 to 400 m², with asking prices from about 2.3 million. As it is a protected complex, renovations require checking the regulations.
Yes. Idealista lists 7 developments in the neighbourhood and surrounding area, with entry prices from about 925,000 €. Some are refurbishments of stately buildings.
It is a capital preservation investment, with scarce supply and stable demand. Rental yield is moderate because the purchase price is high. You should compare closing prices and not just listing prices.
