How much does a home in Centro cost in 2026

The district's asking price has moved within a narrow band this year. According to idealista, the m² price was 7,771 € in September 2026. The district's peak was 7,794 € in May. In other words, the market is at its highs, but without the double-digit rise of 2025. The annual change is +3.7 %.

Fotocasa, using a different methodology, gave 7,822 €/m² in June 2026 and an average value per property of about 845,000 €. Its typical home is a 2-bedroom apartment of about 60 m².

  • A 60 m² apartment at the average price comes to around 465,000 €. This is only a guide: the condition of the building and the floor make a big difference.
  • These are asking prices. Buyers usually negotiate down, especially on apartments that have been listed for months.

Price by neighbourhood: from Lavapiés to Chueca

The gap between neighbourhoods matters more than the district average. Using idealista data from September 2026:

  • Chueca-Justicia: 9,827 €/m² (+7.2 % annually). The most expensive.
  • Huertas-Cortes: 8,667 €/m² (+6.3 %). It hit a peak in September.
  • Malasaña-Universidad: 7,924 €/m² (+3.3 %).
  • Sol: 7,735 €/m² (+0.8 %). Down 2.3 % over the quarter.
  • Palacio: 7,348 €/m² (+4.9 %).
  • Lavapiés-Embajadores: 6,292 €/m² (+1.9 %). The most affordable way in.

This explains the range of our portfolio. A two-bedroom on a street like Piamonte, near Chueca, is in a different league from an above-average apartment in Sol.

Historic building: what buying here involves

According to idealista, most homes in the district were built before 1960. It is a market of old buildings, with courtyards, balconies onto narrow streets and lifts added over the years. Before making an offer, it is worth checking three things:

  • ITE and condition of the building: ask for the latest technical inspection and any approved or planned special levies.
  • Lift and floor: Fotocasa puts apartments with a lift at 8,346 €/m². That is a clear premium over the average.
  • Noise and orientation: in Sol, Huertas and Malasaña the difference between a main-street facade and a courtyard-facing one is real. Visit at different times of day.

Centro has architectural protection and almost no new-build. Supply depends on renovating what already exists. That supports the price of good-quality renovated apartments.

Rentals: prices and limits for investors

According to idealista, rents in Centro closed September 2026 at 26.1 €/m² per month, up 2.0 % annually. Fotocasa gave 21 €/m² in its June index, with a different sample. For a 60 m² apartment that means between 1,300 and 1,600 € a month depending on the source, so it is worth checking against real comparables on the specific street.

The gross yield comes out tight: with a purchase price of 7,771 €/m² and rent of 26.1 €, it is around 4 % a year before costs and taxes. This is an indicative calculation using district averages.

The tourist-use rules weigh heavily. The Plan Reside, in force since September 2025, prevents new licences for individual tourist apartments in residential buildings in the historic centre. Buying in Centro to run as a tourist rental is no longer a viable route except in very specific situations. Always consult a technical expert or planning lawyer.

Who buys in Centro and what they look for

It is a market of scarce product. Buyers include those who want to live within walking distance of Sol, the Gran Vía or the Palacio Real, those looking for a pied-à-terre in Madrid and those investing in long-term assets. Our portfolio reflects this: three- and four-bedroom apartments on streets like Tetuán and Argensola, and a four-bedroom penthouse in Leganitos.

The upper end of the district is concentrated in large, renovated apartments in good buildings. Our highest-priced home reaches 6.5 M€. Entry, on the other hand, starts at 589,000 €. There are few ways in below that figure for a two-bedroom apartment.
