Prices in Chamartín: what each neighbourhood costs

The district average hides big differences. According to idealista (September 2026):

  • El Viso: about 9,400 €/m², the most expensive in the district.
  • Bernabéu-Hispanoamérica: about 8,700 €/m², with the biggest annual rise (+12 %).
  • Nueva España: about 8,400 €/m².
  • Castilla: about 7,300 €/m².
  • Ciudad Jardín: about 7,200 €/m².
  • Prosperidad: about 7,100 €/m².

The district peaked in May 2026 (8,343 €/m²) and has since corrected by 2.6 %. After a year of double-digit rises, the market is taking a breather. That opens room for negotiation on properties needing renovation, but not on scarce, well-located ones.

Types of property you will find

Chamartín is a very residential district, mostly families. The typical property is the apartment in a block with lift, concierge and garage, with 3 to 5 bedrooms in Nueva España, Ciudad Jardín and Bernabéu.

  • El Viso: the colony designed by Rafael Bergamín between 1933 and 1936, with two-storey detached houses, and more recent blocks around it.
  • Nueva España: penthouses and large apartments; there are listings for semi-detached houses of about 440 m² and penthouses above 5 million.
  • Castilla and Prosperidad: smaller, more affordable apartments, with high turnover of 1 and 2-bedroom homes.

In high-end sales, apartments of 2 to 3 million euros are concentrated in Nueva España, El Viso and the area around the Castellana.

Renting in Chamartín

Rents in this district are clearly above the Madrid average. The latest monthly idealista figure we have been able to verify is from August 2025: 22.8 €/m² per month, 11.5 % up on a year earlier. At that time El Viso stood at about 24.9 €/m² and Castilla at about 21 €/m².

In current listings, a 45 m² studio in Nueva España is advertised at around 1,250 €/month, and a 2-bedroom, 88 m² apartment at close to 1,800 €/month. Demand comes from executives working in the offices of Plaza de Castilla and the Castellana, and from students and professionals who want to be near the university and the four towers.

Madrid Nuevo Norte and Chamartín station

The Operación Chamartín, now Madrid Nuevo Norte, has moved from paper to construction. The City Council approved the development of Las Tablas Oeste on 29 January 2026, and on 15 April the site-layout record that starts the works was signed. The project plans almost 10,500 homes (38 % under municipal management), a 14.5 ha Central Park over the tracks and a new metro line. The first homes would be built in 2027 and could be delivered around 2029.

The full transformation will run much longer: the new metro line is not expected before 2030-2032 and the station area has no fixed timetable. For buyers, it is an argument for medium-term appreciation in Castilla and Prosperidad, not a promise with a fixed date.

Transport and connections

The Chamartín-Clara Campoamor station brings together AVE, Alvia, Euromed and Cercanías, and connects with Metro lines 1 and 10. Adif has invested about 560 million euros in its transformation and still has works under way. Line 10 runs through the district via Cuzco, Santiago Bernabéu and Plaza de Castilla, and Santiago Bernabéu station is due to be rebuilt in 2026-2027.

For frequent travellers, living a few minutes from the AVE at Chamartín and from the Castellana is the main practical argument compared with other prime districts.

Who buys in Chamartín

The profile is mostly families looking for a main residence in an established, quiet area, and executives linked to the Castellana and Plaza de Castilla. There are also investors in small apartments to rent out near the station, IE and the towers. Everyday landmarks include the Parque de Berlín, the Auditorio Nacional, the Museo de Ciencias Naturales, Plaza de Cuzco and the Estadio Santiago Bernabéu.

As local shops are less dense than in Salamanca or Centro, streets such as the southern stretch of Paseo de la Habana, the area around the Bernabéu and Castellana 200 concentrate the leisure and shopping offer.
