Sancti Petri and La Barrosa make up the coast of Chiclana de la Frontera: a few kilometres of fine sandy beach between the old village of Sancti Petri and the Torre del Puerco, with Novo Sancti Petri (hotels and golf) in the middle. Here you mostly buy villas and townhouses near the sea, plus small apartments in residential complexes. It is a very different market from the rest of Chiclana: according to Fotocasa (October 2026), prices run at around 4,400-4,800 € per square metre on the coast, against about 2,200 € on average for the municipality.

The Chiclana coast is the expensive part of the municipality. In October 2026 Fotocasa reports these average sale prices:
Idealista put Sancti Petri at about 4,400 €/m² in March 2026. The two sources do not match to the cent, because they measure different things. The range of 4,400 to 4,800 €/m² is the one to keep in mind.
In local listings, a townhouse of around 80-100 m² usually sits at roughly 350,000-550,000 €. Large villas with a plot start at around 600,000-700,000 € and go above a million. The spread in €/m² is huge, so look at the plot, the condition and the distance to the beach, not just the average price.
The dominant product is the detached or semi-detached villa with a plot, especially in Sancti Petri, on the Carretera de la Barrosa and on the streets near the Puerto Deportivo (Calle Farallón, for example). These are houses of one or two floors, from 100 to 250 m², with a garden and, in many cases, a pool.
Townhouses with 2-3 bedrooms appear in gated developments with communal areas. They are bought as a second home or to live in all year round.
Apartments are smaller, from 45 to 75 m². They are concentrated in Novo Sancti Petri (calles Marco Aurelio, Emperador Trajano, Asdrúbal) and in developments such as Apartaclub La Barrosa or Pinar de Don Jesús. Many have no lift, which affects the price and how easy they are to resell.
Among new-build projects, Lomas del Mar stands out: thirty semi-detached homes of about 300 m² on the front line, between the Hotel Royal Hideaway Sancti Petri and the Torre del Puerco, marketed at between 2.3 and 2.5 million plus VAT for the available units, according to the local outlet dechiclana.com.
Idealista put rents in Sancti Petri at about 11.2 €/m² a month (March 2026), and the Chiclana average at 10.6 €/m². Fotocasa gives about 12 €/m² for the municipality. With a sale price close to 4,400 €/m², the gross yield on a long-term let works out at around 3 %. This is our own calculation from those two figures, not a published number.
The market works in two stages. From September to June there are seasonal or academic-year lets, with 2-bedroom apartments for about 600-700 € a month in Novo Sancti Petri and La Barrosa. In summer prices rise and holiday use comes in.
Tourist demand is solid: occupancy in Chiclana's four- and five-star hotels was 87.6 % in September 2026, according to the Ayuntamiento. If you are thinking of holiday lets, first check the regional and municipal rules and the community statutes. We help you check this before you make an offer.
La Barrosa and Sancti Petri keep their Blue Flag in 2026. This year La Barrosa received 50,000 m³ of sand between the Primera and the Segunda Pista, after the storms at the start of the year.
Novo Sancti Petri is a golf and resort area. According to Wikipedia, the surrounding area has a 36-hole course (Novo Sancti Petri), an 18-hole one (Meliá Sancti Petri), a 9-hole one (Campano) and the Lomas de Sancti Petri course. There are also some twenty 4- and 5-star hotels, such as the Barceló Sancti Petri and the Royal Hideaway.
Near the beach you have supermarkets, restaurants, medical centres and petrol stations on foot or a short drive away. That is what makes it possible to live here all year round and not just in summer. The orange summer parking zone and the free parking at the entrance to Novo Sancti Petri matter if you buy an apartment without a garage.
It is a market for second homes and for residents of the province, Madrid and Seville who want a home by the sea. There are also foreign buyers: the local press mentions German visitors in La Barrosa, although there is no reliable statistic on buyers by nationality in this area.

Yes, it is one of the most sought-after coastal areas in Cádiz. It has a Blue Flag at La Barrosa and Sancti Petri, golf in Novo Sancti Petri and plenty of 4- and 5-star hotels. It is best to visit the property in the low season and check community fees and licences.

Yes, for example Lomas del Mar: thirty semi-detached homes of about 300 m² on the front line, between the Royal Hideaway Sancti Petri and the Torre del Puerco, with units from 2.3 to 2.5 million plus VAT, according to dechiclana.com. It is a luxury development, not an average-priced one.

Yes. We prepare a valuation with comparables from your street or development, not the Chiclana average, because the difference is more than double. We first review the deeds, licences and nota simple to avoid problems at the sale.
