Fotocasa puts the sale price in Tarifa town at 4,644 €/m² in October 2026, 3.7 % lower than a year ago. In January it had reached 4,885 €/m², with annual growth of 10 %. The market has gone from a strong surge to a pause.
Idealista set the all-time high in January 2026 at 4,206 €/m², and 4,089 €/m² in February. The portals measure differently: do not compare figures from different sources.
With price per square metre so different between a flat and a villa, it is best to compare by type of property rather than by the average.
Los Lances beach is the main pocket of residential and second-home housing outside the old town. Apartments or duplexes in gated developments with a pool dominate, such as those around Viento de Levante with views of Punta Paloma, or complexes like Terrazas de la Marina.
There are listings for duplexes and penthouses from around 380,000 € for 54 m², up to larger offers with a terrace. Always check usable versus built area, the state of the community and whether the pool and gardens are private.
There is also the development of the former SL-3 Los Lances sector: the partial plan proposes low-density residential and hotel use with less buildable area than the previous PGOU. It has met with opposition from residents. Before buying near land awaiting development, check its planning status.
Inside the walls and around Calle Batalla del Salado, Avenida de Andalucía or the area around Calle Santísima Trinidad, you can buy small flats and village houses. Many are older homes with no lift and small patios.
Fotocasa gives 5,576 €/m² for one-bedroom homes and 4,386 €/m² for three-bedroom ones in its municipal average for March 2026. Small units cost more per metre. If you plan to live here all year, consider noise in season, the levante wind and access by car, because parking in the centre is difficult.
If you are an investor, check the holiday rental rules of the municipality and the Junta before basing your plan on short-stay rental.
Atlanterra, at the far west of the municipality, has a different market: modern villas beside Los Alemanes beach and apartments in complexes such as Arenas de Atlanterra. There are villas listed between 4 and 5 million euros and three-bedroom apartments from around 450,000 €.
Its postal address is Tarifa (11380) and it shares the area with Zahara de los Atunes, already in Barbate. It is the profile of a holiday second home. Check the water supply, the state of the communities and the licences before buying: supply problems in Atlanterra have been publicly reported.
Outside the main town, the municipality of Tarifa is countryside and protected land. Bolonia is about 15 km from Tarifa along the N-340. It is a hamlet with fewer than 200 permanent residents, next to the Roman city of Baelo Claudia, and has no services of its own. Listings for houses in Bolonia-El Lentiscal range from around 629,000 € to 1,200,000 €, averaging 4,600 €/m².
Facinas and Tahivilla are more accessible: there are rustic fincas from 255,000 €. On rustic land and in Natura 2000 areas, regulations limit building and extending. First check the legality of the building: licence, registration in the Land Registry and the status of the finca. It is the point that complicates the most purchases in this area.
Little is let long term in Tarifa, and many flats go to holiday use. Rental listings are full of small flats at 700 to 1,100 € a month; there are country houses in Valdevaqueros at much higher prices. For reference, Andalucía stands at 14.1 €/m² for rent (idealista, September 2026).
If you are buying to let, do not run the numbers on high-season prices: calculate with an annual contract and with low-occupancy months.
Buyers include people looking for a second home, wind and sea sports enthusiasts who want to live there, and buyers from outside the area drawn by the setting. Tarifa has become more expensive than Sotogrande according to Idealista's comparison of February 2026, and that jump creates social tension for residents.
Our method: we define budget and area, scan the market and off-market properties, and review the paperwork and planning before viewing. When selling, we value using real comparables from your development or street, not the municipal average.
Small flats and village houses between Calle Batalla del Salado, Avenida de Andalucía and the walls. Fotocasa gives an average of 4,774 €/m² in Tarifa town (March 2026).
Developments with a pool, duplexes and penthouses with views of Punta Paloma; complexes such as Terrazas de la Marina. Apartments from around 380,000 €.
Luxury villas facing the Atlantic and apartments in Arenas de Atlanterra. Second-home market, with villas worth several million.
Hamlet next to Baelo Claudia, with houses and fincas in a protected setting. Listings from around 629,000 €.
Villas and country houses, with listings around 800,000 €. Views of the Strait and Africa.
Inland villages with rustic fincas from around 255,000 €. More accessible, with more legalisation paperwork.
In October 2026 the town centre is at around 4,600 €/m² according to Fotocasa. According to idealista, the January peak was 4,206 €/m². A central apartment can cost from 130,000 to 330,000 €, and a villa or country house between 600,000 and 800,000 €.
Fotocasa records -3.7 % annually in Tarifa town in October 2026, after reaching +10 % annually in January. It is a pause after strong rises, not a collapse. In Andalucía, idealista shows +10 % annually in September.
It depends on use. To live with services, the town centre or Los Lances; for a luxury second home, Atlanterra; for countryside and quiet, Bolonia, Facinas or El Cuartón-El Bujeo. Bolonia has no services of its own and depends on Tarifa, 15 km away.
It is a market with high prices, little supply and scarce new build. But long-term rentals have little supply and holiday lets are subject to regulation. Study returns using low-occupancy months and check the tourist licence and planning.
Yes, there are fincas from around 255,000 € in Facinas and more expensive ones in El Lentiscal. Much of the municipality is protected land, with limits on building and extending. Check the licence, the land registry entry and the status of the finca before signing.

It is difficult: long-term supply is scarce and owners lean towards holiday lets. Listings for small flats are around 700-1,100 € a month. Seasonal contracts are common.
