Sotogrande property prices: what the market says in October 2026

The latest idealista report puts the sale price per square metre at 4,082 €/m² in September 2026. That is an all-time high and 11.1 % up on September 2025. The price was 3,712 €/m² in February, so almost all of the rise came in spring and summer.

The differences between sub-areas are large:

  • Puerto de Sotogrande-La Marina: 4,375 €/m² (+21.8 % a year).
  • Sotogrande Costa: 4,351 €/m² (+21.4 %).
  • Torreguadiaro-San Diego: 4,309 €/m² (+11.9 %).
  • Sotogrande Alto: 4,077 €/m² (+7.3 %).
  • San Enrique-Guadiaro-Pueblo Nuevo: 2,534 €/m² (+12.8 %).

The average is misleading: a villa in La Reserva easily tops 6,000 €/m² in listings, and an apartment in Torreguadiaro can come in well below. Fotocasa publishes lower figures for Sotogrande as a whole, because of its methodology and sample. That is why you should always compare with similar properties on the same street.

What kind of home can you buy in Sotogrande?

The market has three main segments.

  • Detached villas in Sotogrande Costa (streets such as Buenavista, Alvarado or Aragón), Zona F, Sotogrande Alto and La Reserva. Current listings range from around 1.35 million for a 444 m² house in Sotogrande Costa to 6.3 million for a 950 m² villa in La Reserva.
  • Townhouses and semi-detached houses in developments such as Sotogolf, next to Valderrama, or San Roque Club. There are 310 m² semi-detached houses for around 1.46 million and townhouses of about 280 m² for around 700,000 euros.
  • Apartments and flats in the Puerto (Paseo del Mar, Paseo del Río, Avenida de la Marina), in La Reserva and in Almenara.

According to Fotocasa, the average value of a property over 100 m² is around 650,000 euros. Those under 100 m² are more affordable, but there is little supply. Most buyers look for large homes, and that demand pushes prices up.

Golf, polo and marina: what defines each area

Sotogrande is bought for the lifestyle. Real Club Valderrama hosted the 1997 Ryder Cup and defines Sotogrande Alto. Very close by are Alto Club Golf & Academy and the SO/Sotogrande hotel. In Sotogrande Costa you will find the Real Club de Golf Sotogrande, home of the Andalucía Masters since 2023. La Reserva has its own golf club, The Beach and the Racquet Centre.

The Puerto Deportivo brings together restaurants and terraces, with more than 500 berths according to a local guide. The Santa María Polo Club completes the sporting offer. The Real Club Marítimo Sotogrande keeps its sailing school running at the marina in winter too, with courses active in October 2026.

Ask yourself how you will use it. If you play golf, the street and access to the course matter. If you want to live on foot, the Puerto is more practical. If you want privacy and a plot, look at Alto, Zona F or La Reserva.

Schools and family life all year round

Sotogrande International School (SIS), part of Inspired Education, is in La Reserva and is the main draw for families. It offers the International Baccalaureate, PYP, MYP, A-levels and the Spanish curriculum, as well as an elite sports programme. In October 2026, pupils from the Colegio Internacional Montessori Sotogrande have scheduled visits to the marina, another educational option in the area.

This explains why the market does not depend on summer alone. Many families live here all year round, and that shows in the demand for villas with 4 to 6 bedrooms near the school. Marbella and Puerto Banús are about 20-45 minutes away, according to a local guide.

Buyer profile and luxury demand

idealista describes Sotogrande as an enclave that attracts both domestic and international buyers, for a second home or for living all year round. A report by Dexter Global Finance, citing Engel & Völkers data, states that in La Reserva more than 70 % of enquiries are for properties worth over a million euros.

For the seller, this means an informed buyer who compares with Marbella and Estepona and values discretion and low density. For the buyer, it means well-located, well-priced properties do not take long to move. With prices rising, a realistic valuation from day one avoids months on the market without offers.

Renting in Sotogrande

Renting has two markets: long-term and seasonal. In the Puerto, idealista recorded 15.3 €/m² a month in August 2026, 1.9 % less than a year earlier and below the June peak of 16 €/m². In February, the average for the whole area was 13.7 €/m².

In current listings, a studio in the Puerto starts at around 1,000 euros a month, a 2-bedroom apartment on Paseo del Mar is around 1,250-2,000 euros, and villas in Sotogrande Costa range from 4,500 to over 10,000 euros a month. Many apartments are only let from September to June. For investors, school-year seasonal letting is a common route, but check the current regulations before buying.
