Jerez is an inland city, a few minutes from El Puerto de Santa María, with its own market and prices below those of the coast. According to idealista, homes sold in August 2026 at 1,965 €/m², 15 % more than a year earlier. The previous all-time high was in 2008 (2,036 €/m²) and we are 3.5 % away from reaching it. Rents are around 10.6 €/m² a month (September 2026).
Aurovas works Jerez from its office at Av. Juan Melgarejo 10, in El Puerto de Santa María. Our speciality here is the family villa in the north: Montealto and El Altillo. Average prices vary a lot by neighbourhood. This is what idealista says for August 2026:
The average for the municipality is 1,965 €/m². But the average apartment and the Montealto villa are different products. A price per square metre is only useful if you compare it with properties in the same neighbourhood and of the same type.
Montealto and El Altillo, in the north of the city, concentrate the detached villa, the semi-detached house and the terraced house with a plot. Idealista groups the area into Jerez norte - Montealto - Pozoalbero, at around 2,490 €/m², 6 % more than a year ago. It is the highest-priced district in the city, along with Caballero Bonald.
Current listings in El Altillo range from terraced houses at around 350,000 € to detached villas of over 1 million. In Montealto there are terraced houses in Los Villares, at around 400,000 €, and villas with a basement and pool between 450,000 and 800,000 €. A real example: our villa in El Altillo, with 5 bedrooms and a garage, is priced at 2,645 €/m².
The most common type of home suits a family with children: three floors with a basement, garden and garage.
Pozoalbero, next to Montealto, has new-build terraced house developments on the Avenida de Espera. Current listings are around 3,100-3,700 €/m², with 3 or 4 bedrooms and between 110 and 146 m². They are priced between about 400,000 and 495,000 €.
It costs more per metre than a second-hand villa in Montealto, because it is new-build and the floor area is smaller. If you want a large plot, look at what is already built. If you want to be the first to live in a home, look at Pozoalbero.
In the east of Jerez, golf drives the market. There are villas around Montecastillo (Avenida de Montecastillo, Calle Jack Nicklaus), with listings at about 690,000 € and around 2,000 €/m². Villa rentals mention Sherry Golf and the Vistagolf and Guadabajaque urbanisations, the latter about 15 minutes from El Puerto according to one listing.
It is an area for a second home or for living near a golf course. Prices per square metre are lower than in Montealto, but plots and floor areas tend to be large.
The Centro of Jerez now sells at about 2,000 €/m² and is rising strongly: 21 % in a year according to idealista. Prices vary a lot. There are renovated apartments at over 4,000 €/m² on calle San Agustín and buildings to renovate at under 1,500 €/m².
It is the most expensive area to rent, at about 11.9 €/m² (+17 % a year). There is investment with a return, but be careful: each building has its own condition, lift and orientation.
The apartments are a few minutes' walk from the Teatro Villamarta and the train and bus stations, according to a listing on calle Francos.
The average rent in Jerez was 10.6 €/m² in September 2026, 9 % more than a year earlier, and the highest in idealista's series. By area: Centro 11.9 €/m², Madre de Dios - Vallesequillo 11.0 €/m², Avenida - Divina Pastora 10.8 €/m², Jerez norte - Montealto 10.4 €/m².
In the north, a 4-bedroom semi-detached villa of 223 m² in Montealto is advertised for rent at 2,500 € a month. We have no rentals on our books today. If you own a property in Jerez and want to let it, we can value it.
