Atlanterra belongs administratively to Tarifa, but for years it could only be reached by going through Zahara de los Atunes, which is why it is associated with Zahara. It is an area of developments behind the town, in the direction of Tarifa, with its own beach and hotels such as the Meliá Atlanterra and the Cortijo de Zahara.
Its alternative name, urbanización de los Alemanes, comes from the German developers and first residents of the 60s. Atlanterra beach is also known as playa del Búnker, after the former coastal battery at cabo de Plata.
It depends a great deal on the development and the distance to the sea. In the October 2026 listings for the apartment developments (Atlanterra E, F, G and Carretera de Atlanterra), the average price is around 4,900-5,200 €/m². In the villa area of the cala de los Alemanes and Atlanterra H, the average rises to over 6,000 €/m².
The €/m² of villas shoots up on small plots with views, so always compare by location and not just by price per metre.
The average rent in Atlanterra listings is around 15-27 €/m² per month, depending on type: about 15 €/m² for apartments that allow pets and close to 27 €/m² for houses and villas. It is an area with a lot of seasonal and holiday rental, so prices vary with the time of year.
If you are buying to let, first check the tourist licence requirements and the rules of each community.
Atlanterra is not a uniform block. The developments were built in phases: Atlanterra Pueblo and Costa Zahara were the first, followed by Atlanterra Playa (1996), Bahía de la Plata and Mar de Plata (1997-2000), Atlanterra Costa and Atlanterra Sol (2000) and Jardines de Zahara (2001).
For a buyer, the difference comes down to three things: the distance to the sand, the communal areas (pools, padel courts, gardens) and whether there is a lift and a garage. The villa areas, such as the cala de los Alemanes, are in a different price range and attract a different type of buyer.
Atlanterra is mainly second homes and holiday homes. In summer it hosts a far larger population than in winter, and its German origins can still be seen in the place names. The typical buyer wants a wide beach, a gated development with a pool and peace and quiet, a short distance from the restaurants of Zahara.
This has a practical consequence: quality properties often change hands discreetly. That is why Aurovas works to order: we define with you what you are looking for and scan the market, including what never reaches the portals.
We have no portfolio listed in Atlanterra and we are not going to invent one. What we do is a tailored search from our office in El Puerto de Santa María.
Area of villas and houses in the second line, with views of the sea and the Camarinal lighthouse. This is where the highest prices are, from 1.4 M€ to over 4 M€.
Development from 1996 with direct beach access and many 2-bedroom apartments; common in holiday rentals.
Front line with penthouse-duplexes, pools and padel courts; access to the sand via a wooden walkway.
High-end residential area (2001) with townhouses and penthouses. Townhouse rents reach 6,000 € per month.
One of the first developments, next to the beach and the Meliá Atlanterra hotel, with ground-floor apartments with private garden.
1997-2000 phase with 2-bedroom penthouses and terraces with views, at a mid-range price level for the area.
New-build townhouses with garden, solarium and two communal pools.
A 2-bedroom apartment ranges between 300,000 and 450,000 € in the October 2026 listings. A townhouse starts at around 600,000 € and villas range from 1.4 M€ to over 4 M€. The average €/m² in the apartment developments is around 5,000 €.
Administratively it is Tarifa, but it is sold as Zahara de los Atunes because for years it could only be reached through the town. Zahara centre is about 5 minutes by car.
In October 2026, a 2-bedroom apartment on a long let starts at around 800-1,000 € per month. Penthouses and duplexes with views go over 2,000 € and luxury villas range from 4,000 to over 20,000 € per month. Prices vary a great deal with the season.
It depends on what you are looking for. Atlanterra Playa and Atlanterra Costa are the closest to the sand; Jardines de Zahara is high-end; los Alemanes has the most villas. Compare distance to the beach, communal areas, lift and garage.
It has holiday demand and a lot of seasonal rental, but the portals point to a downward price trend. Before buying, calculate the yield with real prices from the development and check the tourist licence.
