Los Jerónimos is the most expensive neighbourhood in the Retiro district and one of the most sought-after in Madrid. It stretches between the Parque del Retiro, the Museo del Prado, the Jardín Botánico and Atocha. Buyers mostly look for apartments in stately period buildings, with a concierge and lift, on streets such as Alfonso XII, Academia, Montalbán, Felipe IV, Casado del Alisal or Paseo de la Reina Cristina. According to idealista, the sale price per square metre is around 11,740 €/m² (August 2026), compared with an average of about 8,400 €/m² for the district. Current listings range from 1-bedroom apartments for around 250,000 € to penthouses and 4-5 bedroom apartments above 4 million.

It is a small neighbourhood of stately buildings and low turnover. Apartments in classic buildings with high ceilings, a concierge and a lift predominate. Many are meant for renovation and others are already renovated to a high standard. Almost everything that comes onto the market is an apartment: there are hardly any detached houses.
According to the idealista report, the price per square metre in Los Jerónimos was 11,740 €/m² in August 2026, 4.3 % lower than a year earlier and 5.5 % below its peak of July 2025 (12,427 €/m²). The Retiro district, by contrast, is around 8,500 €/m². In other words, the neighbourhood trades 40 % above its district.
The range of listings is very wide. There are 3-bedroom apartments of 120-160 m² at around 7,000 €/m². Renovated ones near the Retiro and on streets such as Alfonso XII, Academia or Juan de Mena exceed 14,000-20,000 €/m². Other sources give lower figures because they mix asking prices and completed sales. That is why it pays to compare by street, floor and condition.
In September 2026 idealista puts rent in Los Jerónimos at 27.8 €/m² per month, with an annual rise of 9.0 %. Across Retiro the price is 24.0 €/m² (+2.5 %). The neighbourhood's peak, 27.9 €/m², was in June 2026.
The supply combines studios and apartments at 1,250-2,400 € per month, seasonal lets of 32 days to 11 months and large luxury apartments. The latter range from 6,000 € to 16,000 € per month on streets such as Felipe IV, Alfonso XII or Academia. For investors, seasonal lets to professionals and short-stay visitors are in demand, given the proximity to Atocha and the museums. You should check the municipal regulations before buying for that purpose.
It is a market with scarce supply. Homes in stately buildings with direct views of the Prado or the Retiro are very few, and the best ones sell with little publicity. Prices have cooled somewhat over the past year on idealista, while rents keep rising.
In this situation, the following matter a great deal:
Living in Los Jerónimos means having almost everything within walking distance. You have the Retiro and the Paseo del Prado as your daily park, the Museo del Prado and the Jardín Botánico on your doorstep, and Cibeles and the Puerta de Alcalá a few minutes away. Atocha station, with Cercanías and high-speed trains, is on the edge of the neighbourhood, which makes it practical if you travel often by AVE.
Calle Alfonso XII, with views of the park, is the most prestigious and the most expensive. Around the Paseo de la Reina Cristina the apartments are more affordable, with 2-4 bedrooms at around 6,000-8,500 €/m² according to current listings. The Ruiz de Alarcón and Academia area mixes housing and offices.
Our listed portfolio in the neighbourhood today is a 5-bedroom apartment at Alcalá 161, at 3,409,000 €. If you are looking for something different (a smaller apartment, another price range or a specific area), tell us what you need. With our Madrid team we search for and filter opportunities that do not always reach the portals.
If you are selling, we prepare a valuation with real comparables from your street and explain which renovations add value and which do not.
The most expensive strip in the neighbourhood: apartments of 200-340 m² with views of the park and luxury rents of 12,000 € per month for the largest. Sale listings from around 14,000 €/m² to nearly 20,000 €/m².
Stately buildings near the Retiro and the Puerta de Alcalá. There is everything from 55 m² studios at 800,000 € to renovated two-bedroom apartments above a million.
2-4 bedroom family apartments in one of the most affordable parts of the neighbourhood. Current listings are around 6,000-8,500 €/m².
Quiet streets next to the Museo del Prado and the Retiro. They mix large apartments of 130-230 m² with quality renovations. For sale they range from around 10,000 to around 13,000 €/m².
The area around the Prado and the Jardín Botánico. There are large rental apartments and office buildings with a concierge.
Smaller apartments and flats, attractive for those who travel by train and for seasonal rental investment.
According to idealista, the average price per square metre is around 11,740 €/m² (August 2026). A 100 m² apartment therefore costs, on average, a little over 1.1 million euros. Listings range from around 250,000 € (1 bedroom, 40 m²) to more than 7 million for large apartments.
Yes. Idealista puts it at 11,740 €/m² against 8,515 €/m² for the Retiro district in September 2026. The southern neighbourhoods, such as Adelfas and Pacífico, are much more affordable.
For sales, idealista records -4.3 % year on year in August 2026, and prices are 5.5 % below the July 2025 peak. Other sources, using a different methodology, point to rises. It pays to compare by street and condition of the apartment.
The average rent is around 27.8 €/m² per month (September 2026), 9 % more than a year earlier. A studio of 37-59 m² goes for 1,250-1,350 € per month in current listings. Luxury apartments reach 6,000-16,000 € per month.
It has little supply, high demand and rents are rising strongly. On the other hand, the entry cost is high and the gross yield is moderate with prices this high. Before buying to let on a seasonal basis, you must check the municipal regulations.
Alfonso XII, for its views of the Retiro, is the most prestigious. It is followed by Academia, Juan de Mena, Montalbán, Casado del Alisal and Felipe IV. The Paseo de la Reina Cristina is the most affordable area.
