How much it costs to buy in Vejer de la Frontera

The benchmark figure is idealista's: €2,394/m² in August 2026, with annual growth of 9.1% and an all-time high of €2,395/m² in July. Fotocasa (May 2026) gives a similar figure, around €2,280/m², although it warns that the volume of data is small. As a practical reference, Fotocasa estimates at around €171,000 the average value of a home under 100 m² and at around €337,000 that of one over 100 m².

The real range is wide. Listings include village houses to renovate from around €50,000-110,000, flats in San Miguel close to €175,000 and stately houses in the old town above €800,000. Look at the price per square metre with care: a 30 m² tourist studio can work out at more than €5,000/m² and a large house to renovate at less than €1,700/m².

Old town: courtyard houses, roof terraces and tourist licence

The historic centre, next to Plaza de España, the Arco de las Monjas and the walls, is the most expensive area per square metre. It is dominated by the whitewashed village house, the apartment in a shared courtyard and the duplex with a roof terrace. Many listings for small apartments highlight that they have a tourist rental licence.

Before buying for tourist use, you should check the registration in the Tourism Register of Andalusia and the community statutes. Other points to review: parking (narrow streets, public car parks nearby), the condition of floor slabs and roofs, and heritage protection, which restricts renovations. This is where an adviser adds the most.

The newer part: San Miguel, La Barca and La Noria

Outside the walls there is more space for your money. In San Miguel there are three-bedroom flats under €200,000 in current listings. In La Barca de Vejer there are detached villas of more than 250 m² for around €375,000. La Noria is presented as a residential area with five-bedroom family houses.

This is the market for those who live in Vejer all year round: car, school (the IES La Janda secondary school is in the municipality) and services within walking distance. It is also the most logical option for long-term rental.

El Palmar: living by eight kilometres of beach

El Palmar is Vejer's beach settlement, between Conil and Zahora. Its beach stretches for about 8 km and the atmosphere is surfer-oriented. It has some 900 registered inhabitants (2015) and about 26 homes for sale on idealista, including houses with plots, small villa complexes and plots with a house next to the beach.

There is an important warning: illegal constructions have been demolished in El Palmar (2018). So, before signing, you need to verify the land classification, licence, land registry entry and planning situation of each plot. Here Fotocasa shows figures for Vejer as a whole, because it does not have enough data for the area.

Renting in Vejer: long-term, seasonal and holiday

Fotocasa puts the average rent at around €12/m² per month (May 2026, approximate figure), with an average home at around €1,000/month. In long-term listings there are one-bedroom flats from around €450-550 and houses with a pool from around €1,200. Many old-town owners rent from September to June and keep the summer for holiday use.

That seasonality is key when calculating the return. An apartment with a tourist licence can earn more in summer, but it requires management, and a winter seasonal let covers the weaker months.
