Tetuán is the district in the north of Madrid that stretches between the Paseo de la Castellana and calle de Bravo Murillo, with six neighbourhoods: Bellas Vistas, Cuatro Caminos, Castillejos, Almenara (La Ventilla), Valdeacederas and Berruguete. The apartment in an old building, mostly built before 1960, dominates, and streets of neighbourhood shops sit alongside the AZCA office area. The average sale price is around €6,160/m² (idealista, September 2026), with a huge gap between neighbourhoods: from about €5,200/m² in Valdeacederas to more than €7,000 in Cuatro Caminos and Cuzco-Castillejos.
At Aurovas we work Tetuán with our Madrid team. We currently list 2 apartments for sale, from €930,000 to €2,100,000, with an average asking price of about €10,100/m²: the upper segment, above the district average. According to the idealista report, the sale price per square metre in the district reached €6,161/m² in September 2026, 6.6% more than a year earlier. The all-time high is €6,245/m² in June 2026. In recent months the rise has slowed: the price is 1.3% below June's.
By neighbourhood, the range is wide:
This means two apartments of similar size can differ by more than €150,000 depending on which side of Bravo Murillo they are on. A good valuation by street and by condition of the building is essential.
Bravo Murillo acts as the backbone of the district. To the east, Cuatro Caminos and Castillejos face the Castellana, AZCA and Chamberí, with more stately buildings and a lift. This is where apartments with 4 bedrooms, exterior, with services and prices above €7,000/m² appear.
To the west, Bellas Vistas, Berruguete, Valdeacederas and Almenara have a denser layout, narrow streets and many low buildings without a lift. Here listings for 2 bedrooms usually run between €280,000 and €500,000, depending on condition and floor. It is the territory of the young buyer, the investor and the renovation.
Our two listed apartments (Pedro Teixeira and Cuatro Caminos) clearly belong to the first world: large, exterior, quality homes, which compete with Chamberí neighbourhoods more than with the rest of Tetuán.
The average rent in the district was €22.9/m² a month in August 2026, 4.6% more than a year earlier (idealista). The all-time high was reached in May, at €23.0/m².
With an average sale price of €6,161/m² and a rent of €22.9/m², the approximate gross yield of the district is around 4.5%, our own calculation with these two figures. It is an average estimate, not for a specific property. In the west, with a cheaper purchase and a similar rent, the ratio improves.
Most of the housing stock was built before 1960 (idealista). That gives apartments with high ceilings and good light in the stately areas, and also many ground-floor or first-floor apartments without a lift in the western neighbourhoods. Checking the building's ITE, the floor and the lift is as important as the street.
Several profiles coexist in the market: families looking for a more affordable alternative to Chamberí, investors who buy studios and small apartments to rent out (lofts can be found from about €150,000) and high-end home buyers along the Castellana axis. The district has about 169,000 inhabitants (Madrid City Council, 1 January 2025) and a very diverse population, with a Filipino community that is the largest foreign group in four of its six neighbourhoods.
Tetuán is easy to get around without a car. It has direct access to the M-30 and sits right next to the Plaza de Castilla interchange; according to a 2026 market analysis, the metro connects with Sol in under 15 minutes. Cuatro Caminos has been a metro hub since 1919, when the Progreso–Cuatro Caminos line opened.
Daily life revolves around the municipal markets: Maravillas (Bravo Murillo, 122), La Remonta, San Enrique and Tetuán. The AZCA area brings offices, shops and work within walking distance for those who live in Cuatro Caminos and Castillejos. In the Cuatro Caminos neighbourhood is the Nuestra Señora del Buen Consejo school, run by the Augustinians.
Madrid City Council maintains two Integrated Neighbourhood Plans in Tetuán: Bellas Vistas and La Ventilla-Almenara. Almenara combines older housing with new developments around avenida de Asturias and has good connections to Plaza de Castilla and the north of the city.
That mix explains why rents rise strongly there (+7.8% a year in Ventilla-Almenara) while sale prices hold at about €5,290/m². It is an area to watch if you are buying to invest: renovation and new-build make the difference.
