According to idealista, the average sale price in Aravaca was 5,539 €/m² in July 2026, 2.6 % up on a year earlier and 3 % below the January peak (5,719 €/m²). Tinsa, which measures the whole Moncloa-Aravaca district, puts the value at 5,480 €/m² in the second quarter of 2026, with annual growth of 11 %.
The figures change depending on the source. Housfy, using registered transactions, gives a clearly lower value, around 3,800 €/m². Don't rely on a single average: the price depends more on the development and on whether there is a garden than on the neighbourhood itself.
These are asking prices, not sale prices. Negotiating well requires recent comparables.
Aravaca is not a neighbourhood of old blocks. According to idealista, most homes were built between 1990 and 1999, and the neighbourhood grew with private developments from that period and later. Communal areas with a swimming pool, padel court, children's play area and concierge are common.
The supply falls into three main groups:
There are also small new-build schemes: the portals show developments of five homes with contemporary architecture. Housfy puts new build at around 4,800 €/m² against 3,900 €/m² for resale, although for luxury property the listings comfortably exceed those figures.
Fotocasa calculates an average rent of about 18 €/m² a month in Aravaca (July 2026), a rough figure because of limited data. For two bedrooms, the average rent is around 1,800 € a month, and for three or more it exceeds 2,400 €.
At the top end, villas in Diplomáticos are advertised at between about 5,500 and 8,000 € a month. Three-bedroom apartments with a garage on streets such as Valle de Pas or Doctor Balmis range between about 2,600 and 5,800 € a month, depending on size and finish.
It is a market with a clear profile: families moving to Madrid, executives, and diplomatic or corporate staff from around Pozuelo. If you are investing, the numbers work out better on 2-3 bedroom apartments with a garage than on large villas.
Aravaca has three networks in a single neighbourhood. The Aravaca Cercanías station (lines C7 and C10) replaced the old halt in 2005. The Metro Ligero ML2 stops at Berna and Estación de Aravaca and continues towards Pozuelo, with stops such as Prado del Rey. There are also urban and intercity buses.
By road, the neighbourhood sits next to the M-40 and the A-6, and the M-500 crosses the Casa de Campo towards Ciudad Universitaria. If you work in north-west Madrid or in Pozuelo, you can usually manage day to day without going into the centre.
One practical point: the Metro Ligero enters fare zone B1 on leaving the neighbourhood, while Cercanías and the EMT are in zone A. It is worth checking if you are going to use a travel pass.
68 % of Aravaca's public space is green area, according to idealista. The neighbourhood has direct access to the Casa de Campo on its north-west side, and its own parks such as the Parque de Aravaca, the Parque Golondrina or the Parque del Arroyo. The Centro Deportivo Municipal Alfredo Goyeneche is at calle Arroyo de Pozuelo, 99.
In education, the district has 14 state schools and 28 state-subsidised private schools, according to municipal data collected by Hallamadrid. In the neighbourhood itself there are schools such as the colegio público Aravaca, on calle Estudio, and the Escuela Waldorf de Aravaca. Many villa listings highlight proximity to private schools in the area, so it is worth fixing your list of schools before choosing a street.
The atmosphere is that of a quiet, family neighbourhood, with a central shopping area and main streets such as Arroyo de Pozuelo or avenida de la Osa Mayor.
Aurovas is a boutique estate agency with an office in El Puerto de Santa María and a team in Madrid. For Aravaca, the Madrid team does the work. Today we have no Aravaca properties on our books; we work to order, both for buyers and for sellers.

An area of semi-detached and detached villas with garden and pool, next to the centre of Aravaca and to schools. It is the most expensive segment in the neighbourhood: listings from 2.4 to over 3 million and rents of 5,500 to 8,000 € a month.
Small and medium-sized apartments near the shopping area, calle Arroyo de Pozuelo and the Cercanías station. It is the most affordable way in, with 2-bedroom apartments from around 325,000 €.
Three- and four-bedroom apartments and penthouses with garage, with asking prices of around 0.9 million for apartments of 140-165 m². There are also rentals of 90 m² apartments for about 1,700 € a month.
Developments of spacious apartments and duplexes, with pool and green areas, at around 1.5 million for the 220-285 m² units. Family-oriented, large-format property.
Private development of apartments and duplexes from the 2000s, with pool, green areas and concierge. There are 190 m² duplexes at around 850,000 €.
Three-bedroom houses in an established development, in a quiet residential setting. An alternative for a house with its own character, with asking prices above 1.2 million for the largest units.
The average sale price was 5,539 €/m² in July 2026, according to idealista. A 2-bedroom apartment is advertised from around 325,000 €, a large duplex with garage between 0.9 and 1.5 million, and a villa between 1.8 and over 3 million. These are asking prices.
According to idealista, they rose 2.6 % in the year to July 2026 and are 3 % below the January peak. Tinsa records +11.2 % annual growth for the whole district in the second quarter. The sources differ, so it is worth comparing by development.
Fotocasa estimates around 18 €/m² a month in July 2026, with an average rent of about 1,800 € for two bedrooms. Villas in the Diplomáticos colonia are advertised at between 5,500 and 8,000 € a month.
Yes, it is a family neighbourhood with parks, direct access to the Casa de Campo and plenty of schools: the district has 14 state schools and 28 state-subsidised private schools. Within the neighbourhood there are schools such as the colegio público Aravaca and the Escuela Waldorf. It is worth checking places and routes before buying.
The neighbourhood has Cercanías (C7 and C10), Metro Ligero ML2 with stops at Berna and Estación de Aravaca, and buses. By car, the M-40 and the A-6 are right next to the neighbourhood.
It depends on the type of property. Diplomáticos is the area for villas with gardens and is the most expensive. Altos de Aravaca, Aravaca Garden or avenida del Talgo offer spacious apartments and duplexes with garage, and the centre lets you get in on a smaller budget.

It is a market with steady demand, with rents above 17 €/m² a month. The supply of small apartments is limited, and large villas give a lower yield per metre. It is worth calculating with sale prices rather than the neighbourhood average.
