The market has risen sharply. Idealista puts the average price at 2,949 €/m² in July 2026, up 16.7 % year on year, with an all-time high set that same month. In the first seven months of the year the monthly rise was almost constant, between 1 % and 4 %.
Other sources give slightly different figures because they measure something else. A valuation model (RealAdvisor) estimates around 2,700 €/m² in October 2026 for the municipality as a whole. Listings show asking prices, not closing prices.
In an area that has risen this much, compare asking prices with completed sales before making an offer.
Prices change a lot depending on the stretch of coast. The July 2026 idealista data shows this clearly:
Chipiona norte (towards Montijo) mixes houses, rustic estates and plots. Prices per m² vary widely. Check the planning situation carefully before buying.
According to the Fotocasa Real Estate Index, the average rent in Chipiona was 12.55 €/m² a month in August 2026, 4.8 % more than a year earlier and above the provincial average. It remains below the national average (14.36 €/m²).
The market has its particularities:
The gross yield estimated by BestYieldFinder in July 2026 is between 4.1 % and 4.7 % depending on the district. With purchase prices rising, the margin narrows. Before buying to let, check the holiday rental rules and the community's bylaws.
Chipiona has golden-sand beaches from north to south: Montijo (2,100 m, semi-urban, with no promenade and quieter), Micaela, Cruz del Mar (700 m), Las Canteras (rocky, below the Castillo), Regla (1,250 m), Camarón, La Laguna and Las Tres Piedras, with its protected dune system.
Regla keeps its Blue Flag in 2026 and is the best-known beach, next to the Santuario and the Faro. From there a cycle lane leads to Costa Ballena. The Puerto Deportivo is next to the town centre. In summer the town fills up and parking gets difficult. If you plan to live here all year round, it is worth seeing the area in winter.
Costa Ballena, between Chipiona and Rota, concentrates hotels, leisure and the Costa Ballena Ocean Golf Club golf course. The residential developments in Las Tres Piedras are advertised with a swimming pool and communal areas.
Demand is mainly Spanish and Andalusian, with a lot of second-home buying by families from Seville and its province, who have been summering in Chipiona for decades. The town is a family destination, with calm waters.
According to idealista, most homes were built between 2000 and 2010, although there are many old low-rise houses in the old town, meant for renovation. That opens up two strategies: buy a move-in-ready beach apartment, or a town-centre house to renovate, where the price per m² is lower and the margin is higher.
In the apartment market, 1 and 2-bedroom properties near Calle Larga and Regla reach high prices per m² (3,500-4,000 €/m² in listings). Those with 3 bedrooms and more floor area drop towards 2,700-3,200 €/m². Small apartments are the most expensive per metre and the easiest to resell.

Residential area between Camarón and Las Tres Piedras, with apartments with parking, duplexes and houses with plots in the pine woods. Around 2,870 €/m².
Gated residential developments with green areas, next to a 1,500 m semi-urban beach with protected dunes and close to the golf course. Around 3,900 €/m².
2,100 m beach with no promenade, quiet, towards Sanlúcar. A mix of houses, rustic estates and plots with highly variable prices.

The average sale price was around 2,950 €/m² in July 2026 according to idealista. That means around 240,000-330,000 € for a 3-bedroom apartment in Regla or La Laguna. Villas usually start at around 400,000 €.
Yes. Idealista records +16.7 % year on year in July 2026, with an all-time high that month. The Centro area rose 20 % and Costa Ballena - Las Tres Piedras 17 %.
It depends on the use. Regla (around 3,400 €/m²) is the best known, next to the Santuario and the Faro. The Centro (around 2,300 €/m²) is cheaper for year-round living. Costa Ballena - Las Tres Piedras (around 3,900 €/m²) is residential and close to the golf.
According to Fotocasa, the average rent was 12.55 €/m² a month in August 2026, 4.8 % more than a year earlier. For a 70 m² apartment that would be around 880 € a month on average. School-term lets come out cheaper, from around 550 €.
The estimated gross yield is between 4.1 % and 4.7 % (BestYieldFinder, July 2026). It depends on the mix of school-term lets, holiday lets and empty months. With rising prices, the margin is tight.
From north to south: Montijo, Micaela, Cruz del Mar, Las Canteras, Regla, Camarón, La Laguna and Las Tres Piedras. Regla keeps its Blue Flag in 2026 and is about 1,250 m long.

Prices are at record highs according to idealista, but the asking price is not the closing price. A valuation with comparables from your street and your beach (Regla, Cruz del Mar, La Laguna) tells you what a property really sells for.
