How much does a home in Puerto Real cost in 2026

The Puerto Real market has risen sharply. According to idealista, the average sale price reached €2,133/m² in July 2026. That is an all-time high and represents +18% year on year. A year earlier, in August 2025, it stood at around €1,850/m².

There are clear differences within the municipality:

  • Centre: about €1,930/m² (July 2026), still below its 2010 peak.
  • Barriada Río San Pedro: idealista gives an average of about €1,960/m², with apartments of 75 to 90 m² built mostly between 2000 and 2010.
  • Townhouses: in Villanueva Golf there are listings for 160 m² townhouses at around €450,000. In Las Canteras - El Almendral you see 100 m² townhouses close to €255,000.

Much of the supply in the centre is older 3- and 4-bedroom apartments, often without a lift, with starting prices of €150,000 to €200,000. An apartment with a lift and a garage costs more per square metre.

Who buys in Puerto Real and why

Puerto Real lives off the naval and aeronautical industry, the services sector and the university. This defines the local buyer.

  • Families from the bay who cannot reach the prices of Cádiz city or El Puerto and are looking for 3 or 4 bedrooms.
  • Navantia workers and auxiliary-industry staff, who buy or rent close to the factory. Some rental listings are aimed expressly at them.
  • Investors in room-by-room rentals for students of the Puerto Real Campus and healthcare staff at the hospital. Apartments with 4 bedrooms rented from September to June are common, with rooms at €250 to €400 a month.

It is not an international second-home destination like Sotogrande. Demand is mainly residential and domestic, which makes for a more stable market. Even so, after a year of rises of 15 to 20%, it pays to compare carefully before bidding.

Rentals and investment: students, seasonal lets and workers

Rentals in Puerto Real are made up of two markets. The first is long-term lets for families and workers. In idealista listings, apartments with 3 bedrooms in the centre and Río San Pedro go for about €650 to €900 a month. The second is the school-year seasonal let, from September to June, which is very visible in the area.

If you are thinking of investing, these are the key points:

  • Student demand is concentrated in the centre and near stops with a direct link to the campus.
  • The large 4-bedroom apartments in the centre lend themselves to letting by the room.
  • Casines and Marina de la Bahía have complexes with a pool and garage, more comfortable for professional tenants.

Listings are not official statistics. Before investing, you need to calculate the yield using your real purchase price, the July and August vacancy and the costs. We can do that calculation for you on specific properties.

Neighbourhoods and areas: where to look depending on your budget

Puerto Real is not a single market. The old town, with its Renaissance layout, and the new neighbourhoods behave differently.

  • Centre (Calle Real, Calle de la Palma, Avenida de Cádiz): older apartments, shops within walking distance and lower entry prices.
  • Marina de la Bahía and Casines: more recent developments, with garage, communal areas and townhouses.
  • Las Canteras - El Almendral and Cartabón: a mix of townhouses, apartments and the odd country property. Cartabón is close to La Cachucha beach.
  • Villanueva Golf: larger townhouses and a higher price per metre.
  • Río San Pedro: a district of about 5,000 inhabitants between the pine forest and the campus, with a direct bus link to Cádiz.

On the same budget, the centre gives more square metres and the new neighbourhoods give better condition, garage and communal areas.

Services, transport and connections

Location is what weighs most in Puerto Real. It sits in the middle of the bay, between Cádiz, San Fernando, Chiclana and El Puerto de Santa María.

  • University: the UCA's Puerto Real Campus lies within the Bahía de Cádiz Natural Park, next to the río San Pedro.
  • Health: the city has a university hospital, very relevant for anyone working in healthcare.
  • Bus: the Consorcio de Transportes runs several metropolitan lines linking Cádiz with Río San Pedro, the campus, the hospital and the urban area of Puerto Real, and a Cádiz-El Puerto line via Río San Pedro and the campus.
  • Train and road: there is a train station in town, plus the motorway and the CA-35.

For anyone who works in Cádiz and does not want to pay the capital's prices, that connection is the main reason to buy.
