How much does it cost to buy in Valdelagrana in 2026

According to idealista, the sale price in Valdelagrana was 3,737 €/m² in September 2026, a record high for the series. Compared with September 2025 it is up 17 %. Through 2026 the price has mostly moved between 3,500 and 3,700 €/m².

Fotocasa gives a similar figure, about 3,670 €/m² in March 2026, and warns that it is approximate because of a small sample. El Puerto as a whole is well below, around 2,650 €/m² in June 2026 according to idealista. Valdelagrana therefore costs 40 % more than the municipal average.

  • Studios and 1 bedroom: from about 200,000-235,000 €, with higher prices per metre (4,300-5,000 €/m²).
  • 3-bedroom apartments: usually between 300,000 and 400,000 €.
  • Front line or with views: up to about 490,000 € for a 2-bedroom on Calle de la Luz.

These are asking prices in listings, not deed prices. Room for negotiation depends on the floor and the condition.

What kind of property is there: beach apartments and terraced houses

Most of the stock is apartment blocks with lift, garage and communal areas, many with a pool, garden and tennis court. They are concentrated on the Paseo Marítimo, Avenida de Santa María del Mar, Avenida de la Paz and Avenida Catalina Santos la Guachi. Some developments have names of their own, such as Valdemar, Vigalpe, Bahía Blanca or Puertomar.

The second group is terraced and detached villas, from 115 to almost 300 m². In current listings they appear on Glorieta San Ginés, Calle Caracola, Calle Prado del Rey or Avenida Río San Pedro. Prices per metre are lower than for front-line apartments. There are 4-bedroom terraced houses of 200 m² for about 450,000 € and 5-bedroom houses of about 300 m² close to a million euros.

Many homes began as second residences. When buying, check the community, the condition of the façades and the floor: ground floors without a lift and tall buildings with views over the bay are priced very differently.

Renting: school year and summer

The rental market has a peculiarity: much of the supply is seasonal. Apartments are advertised «from September to June», and others by the fortnight or month in July and August. You should bear this in mind if you invest and want a long-term contract.

Fotocasa put the average rent at around 12 €/m² in March 2026 (approximate figure). idealista listings range between 10.5 and 12.5 €/m² depending on the filter. A 2-bedroom normally costs between 600 and 850 €/month. 3-4 bedroom terraced houses go for between 1,100 and 2,000 €/month.

For investors, the yield depends on what you let and when. A beachside apartment works in summer. An apartment with garage near schools lets better during the school year. Aurovas helps you choose according to your goal, buying to live in or to let.

The beach and natural surroundings

Valdelagrana beach is an urban beach of fine, golden sand, about 2 km long with a seafront promenade. It had a Blue Flag in 2025. It lies between the mouth of the Guadalete and Levante beach, already within the Parque Natural Bahía de Cádiz. Its waters are calm and the wind makes it a regular spot for windsurfing and kitesurfing.

Behind it you have pine woods, dunes and salt pans in the Los Toruños metropolitan park, with trails for walking and cycling to Levante beach. In summer it is one of the busiest beaches in El Puerto, although its width, about 70-85 m, avoids overcrowding.

Bear in mind that the area is very lively in July and August. The promenade has restaurants, cafés, a bowling alley and entertainment. If you want summer quiet, look at inner streets or upper floors facing inland.

Services, schools and transport

Valdelagrana works as a self-contained neighbourhood all year round. It has a state primary school (CEIP Valdelagrana), a state secondary school (IES Valdelagrana) and two private schools, Grazalema and Guadalete. There is a Cercanías train stop, buses, supermarkets, a pharmacy and a health centre.

El Puerto's historic centre is about 2 km away. Cádiz is about 8 km by road and can also be reached on the El Puerto to Cádiz ferry (catamaran). Jerez airport is about 20 km away, according to local tourist information.

This combination explains the buyer profile: families from the Bay who want to live near the sea, residents of Jerez and Seville looking for a second home, and people who work in Cádiz and prefer El Puerto. The area has no golf course or marina of its own. The nearest marina, Puerto Sherry, is at the other end of the municipality.
