Almagro leads prices in Chamberí. Idealista put it at 11,186 €/m² in August 2026, with annual growth of just 0.3 % and 0.5 % below its peak, set in July 2025. The market is on a high plateau after the strong rises of previous years.
Sources differ depending on methodology. Fotocasa reported about 11,000 €/m² in May 2026. Asking prices vary widely by street, floor and condition:
Bear in mind that the asking price is not the closing price. The difference is negotiated based on the condition of the building, its orientation and whether there is a garage.
The average rent in Almagro was 27.7 €/m² per month in August 2026 according to idealista. It is up 5.3 % year on year, more than the Chamberí average (25.8 €/m², +3.1 %). It is also the most expensive neighbourhood in the district for renting.
At that average, an 80 m² apartment comes to around 2,200 € a month. Current listings include studios of 35 to 45 m² for about 1,150 to 1,650 € a month, and 3-bedroom homes above 4,000 € on streets such as Modesto Lafuente. Seasonal and furnished lets are common, driven by demand from executives and professionals working on the Castellana.
For the owner, the gross yield is moderate relative to the purchase price. This neighbourhood is bought more for capital appreciation and the quality of the location than for immediate returns.
According to idealista, most homes in the neighbourhood were built before 1960. This shapes what is on offer:
Before buying, check the condition of the electrical installation, the drainpipes, the building's ITE inspection and whether the property is interior or exterior-facing. In this neighbourhood it noticeably changes the price per metre.
Idealista indicates that most residents are over 65. That explains a supply of long-held family apartments that come onto the market through inheritance or relocation, usually needing renovation.
The main buyers are:
Almagro works on foot. The Mercado de Chamberí, on calle de Alonso Cano, and the shops on Zurbano or Santa Engracia cover the daily shop. The Hospital La Milagrosa is in the neighbourhood itself, on Modesto Lafuente.
The neighbourhood is served by the metro stations of Alonso Martínez (lines 4, 5 and 10), Rubén Darío (line 5), Gregorio Marañón (lines 7 and 10) and Iglesia (line 1) on its edges. The Paseo de la Castellana is a short walk away, with buses and a connection to Chamartín.
For culture, the Museo Sorolla, next to Martínez Campos, is the landmark. The Fortuny, Génova and Zurbano area has a concentration of embassies, offices and restaurants, so by day it is livelier than its quiet streets suggest.
Aurovas is a boutique real estate agency. In Almagro we work with the Madrid team, with a small, carefully chosen portfolio. Today we have a 2-bedroom apartment on calle del Españoleto, 9, for 899,000 €.
