How much does it cost to buy in Boadilla del Monte in 2026

The average is misleading because the municipality mixes very different products. Idealista put the average price of second-hand homes at 4,461 €/m² in August 2026, an all-time high, and at 4,384 €/m² in September, a monthly drop of 1.7 %. Other sources give different figures depending on their methodology: Engel & Völkers mentions around 4,200 €/m² for apartments and 3,400 €/m² for houses.

  • Apartment: in listings for Sector B and Valenoso you see three-bedroom apartments from about 640,000 to 875,000 €, with a garage.
  • Villa: the built €/m² is lower than for an apartment, but the plot raises the total price. A detached 320 m² villa in El Olivar de Mirabal costs around 1.5 million.
  • Luxury: in Las Lomas and Bonanza there are villa developments from about 3.2 million.

Always compare the total price and the plot size, not just the €/m².

Sector B, Valenoso and the old town: apartment living

Sector B is the benchmark urban development: wide avenues, shops, restaurants and direct access to the light rail. In June 2026 it was, according to idealista, the most expensive area with published data, at around 4,800 €/m² for sale. Rent there is around 13-14 €/m², according to idealista.

Valenoso has a concentration of spacious apartments, penthouses and new builds, with listings on streets such as Cristóbal Colón, Alonso de Ojeda and Avenida Condesa de Chinchón. Many include a garage, swimming pool and padel court in the community. The Casco Antiguo offers more of a village feel and mixed formats (apartments, duplexes, townhouses), close to Boadilla Centro station and the El Palacio and Zoco shopping centres.

It suits young families who want school and services within walking distance without giving up the metro.

Villas in gated communities: Las Lomas, Bonanza, Valdecabañas and more

The Plan General lists the communities in the west (Bonanza, Valdecabañas, Las Lomas, Valdepastores, Parque Boadilla, El Olivar and Viñas Viejas) and those in the centre next to the Monte de Boadilla (Los Fresnos, Monte de las Encinas, Pino Centinela). Each has its own market.

  • Las Lomas: large plots and mansions. There are luxury developments from about 5 million.
  • Bonanza: historic villas on plots, among the most established areas; there are also new designer villas.
  • Valdecabañas: more recent, very family-oriented product, with indicative prices of 4,000 to 4,800 €/m² according to an area guide.
  • El Olivar de Mirabal and Parque Boadilla: modern semi-detached and detached villas, with limited supply.
  • Valdepastores-Las Encinas: villas in the holm oak woodland, quiet and private.

Figures by community are indicative and vary greatly with condition and plot.

Schools and universities nearby

The educational offer weighs on the decision to buy. Private schools cited by the Plan General include Mirabal, St. Michael's, Virgen de Europa and Trinity College. Public ones include Príncipe Felipe, Federico García Lorca, Teresa Berganza, Ágora and José Bergamín, and the secondary schools Máximo Trueba and Ventura Rodríguez.

In the Montepríncipe area, next to the boundary with Alcorcón, are the Universidad San Pablo CEU and the UPM School of Computer Science, close to Montepríncipe station. For buyers with children, the school often decides the community before the price does.

Transport: ML3 light rail and news in Valenoso

Boadilla is connected to Madrid by line ML3 of Metro Ligero Oeste. It starts at Colonia Jardín, where it connects with Metro line 10, and reaches Puerta de Boadilla. It has 16 stations; those in the municipality are Prado del Espino, Cantabria, Ferial de Boadilla, Boadilla Centro, Nuevo Mundo and Siglo XXI. The Montepríncipe and Ventorro del Cano stops are in the municipality of Alcorcón.

On 10 September 2026 the President of the Community announced the extension of the ML3 from Puerta de Boadilla to Valenoso: 1.5 km of new line, two surface stations and a terminus, according to Wikipedia. It is worth following if you are interested in Valenoso. There are also buses such as the 573 (Moncloa-urbanizaciones), the 566 to Pozuelo and the 567 to Villaviciosa and Majadahonda.

Renting or investing in Boadilla

Rents rose sharply: idealista measured 13.5 €/m² in March 2026, 9.6 % more than a year earlier, and by September it stood at around 15 €/m². For a 90 m² apartment, that is about 1,350 € a month as a reference, although higher rents are asked in communities with a pool and padel.

Some context: the Plan Vive announced 524 protected rental homes in the municipality, from 706 €/month. This increases affordable supply, although with eligibility requirements. For investment, the most liquid product is the 2-3 bedroom apartment with a garage near an ML3 station. High purchase prices reduce gross yield, so each case should be studied.
