How much does an apartment in Castellana cost in 2026?

Castellana tops the list of the most expensive neighbourhoods in the capital. Idealista put the average price at 11,272 €/m² in May 2026, with annual growth of 10.8 %. The all-time high came in March 2026, at 11,391 €/m²: the market is 1 % below that ceiling.

The average hides a wide spread. Listings in the neighbourhood include studios and small interior apartments under 500,000 €, alongside large exterior homes. Among these are listings of 6 to 8 million on Lagasca or José Ortega y Gasset, at 17,000 to 19,000 €/m².

  • Interior apartments or ones needing renovation: usually under 10,000 €/m².
  • Renovated stately buildings, exterior and with a garage: from 12,000 to over 18,000 €/m².

Our portfolio sits at the top end because these are completely transformed homes, on highly sought-after streets.

Streets and micro-areas: where the value is

In Castellana the price changes from one street to the next. Each axis has its own profile.

  • Serrano and José Ortega y Gasset: the shopping stretch of the Milla de Oro. Penthouses and luxury apartments with terraces, and the highest ticket prices.
  • Velázquez and Lagasca: classic buildings with listings from roughly 8,000 up to 15,000 €/m² depending on condition and floor.
  • Castelló and Núñez de Balboa: spacious 3- and 4-bedroom apartments, many of over 200 m².
  • María de Molina and Diego de León: the northern edge of the neighbourhood, with large homes suited to a full renovation.
  • General Oráa and Maldonado: more moderate, mid-sized apartments, a step down in price from Serrano.

Which homes dominate and what you should look at

Here the typical property is the apartment in a classic building. According to idealista, across the whole Salamanca district most homes were built before 1960. This shapes the purchase.

  • Real condition: installations, drainpipes, insulation and window frames. A full renovation changes the value per metre considerably.
  • Exterior versus interior: the biggest price difference within a single building.
  • Lift and floor: ground and first floors without a lift are discounted.
  • Garage: in many buildings it is optional and paid for separately, and it is a key factor in the area.
  • Terrace: these are scarce, which is why homes with a terrace, like the 274 m² one on Serrano, sell at a premium.

Before making an offer, you should review the community of owners, the building's ITE and the built area against the usable area.

Rentals and yield in Castellana

It is one of the areas with the highest rents in Spain. In September 2025 idealista recorded an average of 28.7 €/m² a month in Castellana, 9.5 % more than a year earlier. At that rate, a 100 m² apartment tops 2,800 € a month, and penthouses and luxury homes go far higher.

The trade-off is the purchase price. With 11,000 €/m² to get in, the gross yield is modest; market estimates put it at around 3 %. Buyers in Castellana tend to look for wealth preservation and liquidity rather than immediate yield. If you are interested in investing, we work through scenarios with you using real data on the street and the building.

Who buys in Castellana

The typical buyer is high net worth: Madrid families changing neighbourhood, executives and managers of companies based along the Castellana axis, and international investors. Local property portals highlight the profile of the very wealthy and the foreign investor.

There is also a buyer looking for a finished product. They value a home that has been transformed, with a current layout and high-quality finishes, and want to avoid works of 12 to 18 months. That is the profile that best fits the portfolio we currently have listed at Aurovas.
