How much does an apartment in Goya cost in 2026?

The range is very wide. Idealista puts the neighbourhood's average sale price at about 10,390 €/m². Engel & Völkers gives 10,323 €/m² for apartments (updated on 14 September 2026). The two figures agree.

  • Studios and small apartments (30-60 m²): from about 280,000 € up to 500,000-600,000 € if renovated. On streets such as Ayala or Hermosilla, studios are listed at more than 11,000 €/m².
  • 2-3 bedroom apartments (80-130 m²): normally between 700,000 € and 1.6 million. A lot depends on the floor, whether it faces the street and the renovation.
  • Large apartments and penthouses (150-380 m²): from 1.8 to 3.6 million. Calle Goya, Alcalá and Jorge Juan set the highest prices, with listings at 12,000-13,900 €/m².

Our portfolio (589,000-2,989,000 €) covers almost that whole range.

What type of property can you buy in Goya?

It is a neighbourhood of apartments. According to idealista, there are around 16,500 homes. Most measure between 40 and 60 m² and were built before 1960. That is why brick buildings with a concierge, high ceilings and a lift added over the years are common.

This shapes your purchase:

  • Small is plentiful and large is scarce. A renovated outward-facing apartment of 120-150 m² is the most sought after.
  • Almost everything for sale has been renovated. Apartments "to renovate" are the cheapest way in.
  • You need to check the floor and whether the apartment is interior or exterior. Between an interior 1st floor and an exterior 5th floor, the price difference is large.
  • It is worth checking the condition of the building (ITE, lift, installations) before renovating.

Streets and main routes: Goya, Jorge Juan, Hermosilla, Alcalá

The neighbourhood works by main routes. Calle Goya is the shopping axis, with the Goya shopping centre and El Corte Inglés. The stately apartments on the street are among the most expensive in the neighbourhood.

Jorge Juan and Hermosilla are residential streets with street-level restaurants and shops. Renovated 2 to 4 bedroom apartments are concentrated there. Aurovas's portfolio includes apartments at Jorge Juan 96, Hermosilla 102 and Goya 129.

Alcalá and Felipe II have heavy traffic and a lot of noise, but offer spacious, exterior apartments. Interior streets such as Montesa or Lombía are quieter. They are a good option if you prioritise silence.

Rentals: yield and tenant profile

Idealista reports an average rent of about 29 €/m² a month. Real listings include studios of 31-40 m² at 1,100-1,200 € a month, renovated 2-bedroom apartments at 2,000-3,600 € and luxury apartments of 130-160 m² between 4,800 and 8,000 € a month.

With a purchase price of about 10,400 €/m² and rents of about 29 €/m² a month, the gross yield is around 3.3% a year (our own calculation from those two figures). It is a low yield. Buyers here mainly seek to preserve value and the steady demand of a central neighbourhood, with executives, embassies, students and expatriates.

There are temporary and monthly rental listings, very common in the area. Before buying for that route, check the community statutes and the municipal regulations.

Transport and services on foot

Goya is one of the best-connected areas of Madrid. Goya station links Metro lines 2 and 4. Príncipe de Vergara (lines 2 and 9) is to the north. Retiro is a few minutes' walk away. There are many EMT buses along Alcalá, Goya and O'Donnell.

Parking is difficult, so a garage space adds value. Some listings include a garage, but they are a minority. If a garage is essential, tell us from the start.

How we handle buying in Goya

When we talk to a buyer, the first thing we do is narrow things down: budget, size, floor and street. Then we select what fits from our portfolio. We have 26 apartments listed, from 589,000 to 2,989,000 €.

  • We show you each apartment with the data that matters: m², floor, exterior or interior, community fees and IBI.
  • We compare the price with similar listings on the same street, to avoid overpaying.
  • If the apartment needs renovation, we help you estimate the cost before you make an offer.

If you are selling in Goya, we start from the same analysis of street, floor and condition, and give you a realistic price range, not the highest one.
