According to idealista, the average sale price was €2,968/m² in September 2026, 2.2% more than a year earlier. The average rent stood at €13.5/m² per month.

The market is mostly single-family homes. Current listings are full of detached villas of 300 to 600 m built. The most common prices run from €850,000 to €1.7 M, with cases above that in Montealegre or the Colonia.
Beware of the average €/m²: on large houses it falls (around €2,500/m²) and on small or new apartments it rises to €3,500 - €6,000/m².
Idealista puts the price at €2,968/m² in September 2026. The all-time high of its series was €2,992/m² in June 2026, so we are almost at peak levels.
The annual rise reached 12% in June and has eased to 2.2% in September. In the quarter to September the price fell by 0.8%. In other words, the market has stabilised after a strong year.
The figure should be read with care. Other sources publish different numbers, because they measure with a different methodology: a tracking website quoted €3,700/m² for June. That is why it is best to value each house by comparables from its own development and not only by the municipality average. In Los Peñascales, idealista reports €2,513/m² (+3.3% annual) in September 2026.
The average rent is €13.5/m² per month (idealista, September 2026), 2.5% less than a year ago and 9.5% below the peak of €14.9/m² in April 2026. For apartments and flats, idealista's estimate rises to about €15/m².
Some real examples from listings: a 432 m² villa in Los Ángeles - Jarandilla at €3,000 a month, a 196 m² house in Las Marías at €3,500 and a 35 m² studio in the Colonia at €1,100. Small apartments in the Casco Antiguo usually come out at €16 - €20/m².
It is a market of families who come to Madrid for work and of owners looking for high rents per villa. The yield, in that case, depends a lot on the condition of the house.
Torrelodones is not a single price zone.
The A-6 is the main reason for the municipality's growth. In addition, there is a BUS-VAO lane from Las Rozas which, according to municipal planning, makes the bus compete with the train.
Torrelodones station is on Cercanías Madrid, and trains on lines C-8 and C-10 serve the area (Las Matas and Torrelodones). You reach Chamartín or Príncipe Pío in about 30 minutes and Atocha in about 45, according to local guides. There are five urban bus lines that connect the station with the centre and the developments (Los Peñascales, Los Robles, Las Rozuelas...).
If you live in Los Peñascales or Montealegre, count on the car being your main means of transport for schools, supermarket and station.
Aurovas is a boutique real estate agency. For Torrelodones it works with its Madrid team. We do not have our own portfolio listed in the area, and we say so plainly: the search is done to order.

Las Marías and the Colonia are in high demand for their mix of swimming pool, communal areas and nearby services. Los Peñascales offers more plot and peace and quiet, but means driving to get to schools, shops and the station.
