How much it costs to buy in San Fernando in 2026

The La Isla market is rising strongly, but from a low base. According to idealista, the price per square meter stands at €2,060/m² in September 2026, with an annual increase of 7.6%. It is still 5% below the October 2008 peak (€2,178/m²). Tinsa, using the median price, puts it at €1,800/m² in the first quarter of 2026 and an annual rise of 12.2%.

The figures differ because each source measures something different: asking price, median or appraisal. That is why it is better to negotiate with neighborhood comparables and not with the city average.

  • 2-3 bedroom apartments in neighborhoods such as El Carmen or La Pastora: from about €110,000-190,000 in current listings.
  • Townhouses in Camposoto and El Carmen: in the region of €330,000-370,000.
  • Detached houses in the old town: can exceed €700,000 if they are large and well located.

Neighborhoods: where each price sits

San Fernando is small, but prices change by district. According to idealista's valuation, Camposoto is the most expensive (about €2,100/m²), followed by Centro Ciudad (1,900) and El Cristo - Cayetano Roldán (1,830). La Pastora - La Estación drops to about 1,780 and El Carmen to about €1,540/m².

Within each district there are big jumps. A renovated apartment with an elevator on Calle Real can ask more than €3,600/m², while a third-floor apartment without an elevator in El Cristo is listed for less than €1,600/m². The floor, the elevator, the renovation and the distance to Calle Real or the beach weigh more than the neighborhood.

If you are looking for yield, look at the small apartments in the center and in Hornos Púnicos. If you are looking for family and space, the supply is in Camposoto and in the townhouses of Cobreros Viejo and El Carmen.

Camposoto and Mirador de Sancti Petri: the neighborhood that has changed the most

About 14 years ago Camposoto was a neighborhood of new builds and subsidized (VPO) housing. Today it is one of the most in-demand areas of the city, with established supermarkets, restaurants and shops, and it is a few minutes by car from Camposoto beach. Some local professionals now put averages between €2,200 and €2,400/m² in certain areas, compared with €1,400/m² a few years ago. This is a market estimate, not an official statistic.

In the Gallineras area and Ronda del Estero is the Mirador de Sancti Petri development, with 105 homes of 1, 2 and 3 bedrooms, garage, storage room, swimming pool and sundeck facing the Caño de Sancti Petri. On the property portals, three-bedroom apartments are listed at roughly €225,000 to €325,000. For anyone who wants a new build near the sea without paying Cádiz or Chiclana prices, it is a reference point.

Renting in San Fernando

The average rent is around €10/m² per month according to idealista. In practice, a two-bedroom apartment in the center or on Calle Real is listed at between €700 and €950 per month, and a three-bedroom one near Plaza de Toros or Hornos Púnicos at between €800 and €1,000.

The market has three distinctive features:

  • Steady demand from Navy and Arsenal de La Carraca personnel, from teachers and from people who work in Cádiz and look for cheaper rentals.
  • School-year seasonal rentals, very visible in September.
  • Summer in Bahía Sur and Camposoto, with apartments and bungalows rented by the week.

Warning: in La Isla there are many seasonal listings with prices that are not for long-term lets. Compare only 12-month rentals.

Who buys in San Fernando

The buyer is mostly local and from the Bay: San Fernando families upgrading their home and couples from Cádiz city looking for more square meters for less money. The foreign population is very low, around 2%. It is not a market of international buyers, unlike Sotogrande or Novo Sancti Petri.

The city has an average household income of about €34,000 and an average age of 44. The population register has been stagnant for years, with 93,338 inhabitants in 2025 versus a peak of 96,894 in 2011. This lack of demographic pressure explains why prices are still below the 2008 peak, although the recent rise is already clear.

There are also second-home and investment buyers, drawn by Camposoto and by the prices compared with Cádiz.

Transport and services

San Fernando has two train stations: San Fernando-Centro and San Fernando-Bahía Sur. Both are on line C-1 of Cercanías Cádiz, which links the city with Cádiz city and with Jerez. Bahía Sur also receives medium- and long-distance trains.

Jerez airport is about 45 minutes away by car. To get to Chiclana, La Barrosa beach or Novo Sancti Petri you use the CA-33 road and the Bahía Sur area, where the shopping center is.

In everyday life, the highlights are Calle Real as a commercial and pedestrian axis, Plaza del Rey, the Real Teatro de las Cortes and the Bay of Cádiz Natural Park, with marshes and bird watching, at the city's doorstep. Household income and the healthcare offering score high in the municipal data.
