Sources don't agree to the cent, because they measure different things: asking price, second-hand, appraised homes. Look at the range, not a single figure.
Fotocasa's data show a market that is rising but cooling in recent months: the quarter closes at around -0.6 %. If you are selling, that means a sharp price from day one. If you are buying, room to negotiate on properties that have been listed for months.
The average price misleads. Fotocasa breaks Sanlúcar down by area (October 2026):
These are averages by area and vary with the condition of the property. A renovated apartment in Bonanza doesn't cost the same as a third-floor one without a lift.
The market has plenty of apartments without a lift in Bonanza and Barriada de Andalucía, some from about 75,000-120,000 €, often needing renovation or VPO (subsidised housing). They are the entry point for investors or a first home.
Villas and terraced houses are concentrated in La Jara, Martín Miguel and Bonanza. As an order of magnitude from recent listings: detached villas of about 175-180 m² in Martín Miguel and La Jara between 555,000 and 575,000 €, and a 193 m² semi-detached house in Bonanza close to 395,000 €. There are also old houses with a terrace and views of Doñana and the river mouth, for complete renovation, 100 metres from Bonanza beach.
In new build there are small developments, such as Residencial AiPora next to Las Piletas, with 27 homes of one to three bedrooms. Tinsa puts new homes above used ones, but that figure comes from old data, so always ask for current prices.
Rent is the most changeable figure. According to Fotocasa, Sanlúcar closed September 2026 at 10.29 €/m² a month, 5.8 % less than a year earlier. It came from a peak of 15.78 €/m² in March, after rising 61.5 % in the first quarter, and fell 27.8 % in the third.
That rollercoaster is partly explained by the weight of tourist and seasonal rentals, which distorts the average. On portals, long-term apartments in the Centro, Las Piletas or La Jara are often listed at between 500 and 900 €/month, while seasonal or holiday ones cost several times more. With Cádiz at 11.40 €/m² and Andalucía at 11.94 €/m², Sanlúcar is now slightly below.
If you are going to invest, calculate the yield using real annual rent, not summer prices.
Sanlúcar is the most affordable option on the Costa Noroeste. In July 2026, second-hand homes in Rota were around 3,150 €/m² and in Chipiona 3,200 €/m², against about 2,490 €/m² in Sanlúcar (Fotocasa).
But Sanlúcar is also the municipality in the area that has risen most in a year: 14.1 % in second-hand. Anyone who bought two years ago has already seen appreciation. If you are searching now, consider whether the gap with Rota and Chipiona is still closing.
The underlying difference is not just price. Sanlúcar is a city with year-round life, with a port, market, wine cellars, hospitality and a historic centre with Barrio Alto and Barrio Bajo. Rota and Chipiona depend more on the beach season.
We have no listed portfolio of our own in Sanlúcar, and we prefer to say so clearly. What we do is a made-to-order search: we define area, budget and type of property with you, and we serve you from our office in El Puerto de Santa María.

The cheapest way in, about 1,390 €/m². Apartments without a lift, VPO, terraced houses and old houses 100 metres from Bonanza beach, with views of Doñana.
Area of the seafood restaurants and the urban beach, about 2,170 €/m². Small apartments and flats with rental demand.
Upper historic centre, about 1,530 €/m² (+28 % annual on Fotocasa, with little data). Houses with character and apartments to renovate.
